I'm reading a property appraisal and realized the appraiser completely missed a massive deed restriction in their analysis. I'm guessing that may affect the appraised value just a smidge. In unrelated news, I still haven't been able to find an appraiser who will return a call. I've left messages for a handful of folks. Keeping my fingers crossed that I figure this out next week.

@EllliotttB @GoodGuyGuaranty Happy to chat, but you need to look at MSA trends, not just city. The City of STL and County of STL report separately, which skews every high level metric. Most notably, this influences the City’s annual placement on the “most dangerous” list

@GoodGuyGuaranty Our experience (fwiw office only, although looked at other assets) is that overall, a steady market, so price accordingly. Downtown has improved living/entertainment but DT office market is as bad as it gets. pocket of real growth is CWE/Midtown
