Interest rates are higher and thus building new inventory in an oversaturated market comes at a significant premium cost that most areas cant support. 4. Labor + Material costs are much higher. 5. Housing workers in major cities has become expensive because of higher property values. When you compare this against the Datacenter buildout... 1. Investment grade tenants willing to sign multi decade leases. 2. Co-Location with tenants that do everything under Triple Net Lease arrangements. 3. Brown + Greenfield development has great returns that compound over time. The best companies from the list below will be able to create a framework around buying a site, securing power, getting financing and signing a long term lease with a hyperscale counter party.

I placed my SpaceX IPO order on @traderepublic Hopefully I get some shares of $SPCX next week. Thx Trade Republic, for a German broker, that was not expected to be possible. I appreciate it, so I don't need to do it over E-Trade, they have commissions and fees like its 1990.
