The New York City commercial real estate softball league in Central Park was something that we thoroughly enjoyed during the Massey Knakal years. Not only did we enjoy the competition, but we enjoyed getting different uniforms every few years. These photos show a selection of the various uniforms that we had. The thing we loved most about this was that we were just a small local company competing against firms that had a multiple of the employees we did to choose from in terms of fielding their teams. Even though we were “the little guys”, we managed to win the softball championship four times! Those wins were in 2007, 2009, 2010 and again in 2013. So many great memories from those days, particularly the team building and bonding that went on not only on the field, but at the bar after the games. Camaraderie and culture were huge drivers of the success that we had in business and the commercial real estate softball league was just another way for us to enjoy each other’s company in a competitive setting.

Closing this transaction before year end is something I am especially proud of, not just because of the timing, but because of what it took to get it done!! When we originally acquired this property, it was a fully leased income producing asset that traded north of a 14 percent cap rate. Shortly after closing, Rite Aid vacated the store, which could have easily turned into a long term vacancy and a value problem if the real estate itself did not fundamentally make sense. This situation reinforced why buying strong real estate fundamentals matters. The site had the right acreage, visibility, access, parking, and layout. Even with the tenant leaving, the underlying real estate and purchase price was still solid, which gave us real options instead of forcing a bad decision. Rather than chasing a discounted sale or waiting on a speculative developer, the focus shifted to finding an operator that had a real business reason to be in the space. At the time, Rite Aid was working through its Chapter 11 restructuring and exiting a large number of locations across Pennsylvania and the Midwest. As part of that process, prescription files from many stores were being acquired by other pharmacy operators. That shift created immediate pressure on those operators to expand capacity and better serve increased customer traffic. After recognizing that need, and given this property’s close proximity to a Giant Eagle grocery store, the thought to get in touch with Giant Eagle naturally came about. Giant Eagle had acquired a meaningful number of Rite Aid prescription files in the region and was actively evaluating ways to expand pharmacy operations to support the added volume. This site is already configured as a pharmacy and sits in a market where those customers already exist, with the parking, access, and visibility needed to support operations. The dialogue was focused on practicality rather than speculation and on how the real estate can immediately support an operational need. The result is a sale to an end user where the real estate aligns with a clear operational use. What could have been a challenging vacancy is turning into a successful exit because the fundamentals are strong, the buyer has a real need, and the strategy stays focused on long term value instead of short term fear. In the end, it is a win for the buyer, the community, and the seller and a reminder that fundamentally sound real estate creates flexibility even when plans change. I was on the train from Boston to New York City this morning, sitting near a group of five women in their 70s and 80s who were headed down for a few days in the city. They’ve clearly known each other for decades. There was laughter for most of the 3.5-hour ride. They talked about family, health, life, all the usual things. But mostly, they were excited about tonight: discussing what time they should head to dinner, excited about having martinis, talking about their Broadway show, and planning what they’d do once they checked into the hotel later this morning. It felt like nothing had changed since they made the same trip in their 20s. Man, that was awesome!
