I have avoided using the word “crash” in my own description of what I’m expecting (‘collapse’ in house prices remains my unchanged expectation) and I’ve often repeated that I think it will take 2-3 years for that to happen (2025 being when I expect the bottom. I worry some think prices might drop overnight and, although it’s likely that there will be an “omfg” moment at some point in the summer/autumn which will see asking prices drop significantly and relatively suddenly, it will still take months to actually work through into transactions. So, for the avoidance of doubt, any first time buyers hoping for a sudden, sharp, overnight plummet that means everyone can bag a bargain, that’s not how it goes. When we reach seller capitulation, the steepest point of the falls, and we will, this will likely be accompanied by lots of mortgage product shuffling/changing/reductions which will reduce buying budgets further, effectively removing the benefits of the lower prices. So, this is why it makes sense, if you’re buying a home to live in for a lengthy period of time, to get your mortgage offer now, be out viewing, get to know what’s happening at the coal face of the market where you want to live, meet lots of agents, and be right at the front of the queue ready to offer with everything in place the day that ideal place at a sensible price comes along. If you’re “waiting”, you’ll miss it. If you’re watching Rightmove every day, you’re already at least 1 month further back in the queue of serious buyers who are at the forefront of agents minds when they are thinking which buyer to call about that new home coming to the market soon, but not on RM. Bargains exist for those willing to invest the time to put themselves in a position where you might encounter them. For the armchair, keyboard, online “buyers”, if you’re not viewing now, you’ll miss the best opportunities. Get your mortgage offer in principle. Get a conveyancer you trust lined up. Get your search pack ready to buy. Be viewing, so that when the moment arrives, you’re the one whose offer is accepted. Don’t be the one who misses out again and again because you weren’t really ready. Having a secure home is a magical life-altering thing, whatever the market is doing. Everyone should have one.
