Went to lunch with some friends today. Ran into a female friend of mine that’s gay, hadn’t seen her for awhile so there was a lot of hugging involved. Now I’m at home trying to explain to my wife what patchouli oil is and why i smell like it. How’s everyone else’s Saturday going?

With where AI is going right now You need way less resources to build stuff like apps and CRMs. What you do need more than ever is DISTRIBUTION Every software guy is obsessed about having the perfect product. But it does not matter how good your product is if you don't have distribution.

It's the truth. To me it's as simple as this: a solution is being provided to a problem built through human connection and transparency. Overwhelming majority of wholesalers are aggressive and don't truly care to build a relationship with the seller. Being personable and honest is a cheat code in this business. If you like me and we agree to a price that relieves you of whatever stress you're dealing with because of this hous... nobody, especially agents, should have any sort of problem or qualm about the deal...

I really don’t understand the intense animosity toward wholesalers. They fill a massive gap in the marketplace. Some sellers don’t want to sell the traditional way through a Realtor. A lot of investors don’t want to compete with the entire market on the MLS. Wholesalers connect those two. That’s why it’s a multi-billion dollar industry. If you don’t like wholesalers, don’t work with them. Stay in your lane.

The last few days have felt like a month… -Father in Law in hospital-out now -Mother in Law in hospital-out now, needs assisted care temporarily -Father in Law’s girlfriend in hospital-still there, had to be transported 2 hours away, waiting on a special surgeon -My dad is having surgery tomorrow that will most assuredly hospitalize him for a couple days -Wife has a chest cold (hopefully it goes away soon as she lives with 39% lung capacity) Running on about 6 hours of sleep for the week. Still making it a point to hit the gym and the office to stay sane.

I just had my first EVER one call close. I’ve had plenty of deals where called & set same day appointment then went and got the deal signed same day. But first time on first call just sending an agreement of sale while on the phone with them then seeing the docusign notification that they signed WHILE on the phone with them. What a great feeling. Ultimate efficiency. $530k ARV $260k contract price with seller.

You are forgetting nobody wants their towns to get cheaper. They want their homes to appreciate and for poor people to be priced out of becoming their neighbors. The developers, landlords and homeowners in Austin are PISSED rents are dropping.

Austin tried to pass rent control, but the state didn’t allow it. Instead, we allowed developers to build. Now it’s cheaper to rent in Austin as a % of income than in decades. Move to states and cities that build things instead of having virtue signaling policies that don’t help

Jestermaxxed made me giggle.. I will never understand how a realtor cannot comprehend - if people want speed to sell, and build a relationship with people like us, they will sell to us. We are solving a problem. In no world is the seller thinking "I lost out on 30k because I sold to Greg! That's my money!" Never. They are happy to be paid and to move on from a chapter in their life. 70% of all RE agents in 2025 did not sell a house. Makes ya think....

Earned a block on “X”. Agent starts a dialog about flippers and wholesalers. Agent had no experience with distressed properties. Agent doesn’t like being challenged. Agent blocks me…I’m guessing I won’t be the only one.

Experienced wholesalers out there who do not run PPC …I’m think of implementing the following -I pay for ads where you are boots on the ground (in a particular area that makes sense) -A lead comes in we vet it (see if it’s cash or a listing) and set up the appointment for you -You go to the appointment and close it -We handle the dispo -We manage the file What type of split would be fair to go and close the appointment in person? What type of split would be fair if you close the appointment and you find the buyer? If you’re a buyer what would you pay us for a lead that you purchased the property? Thinking about starting with the following counties Marion County - 980k Cuyahoga County - 3.9M Franklin County - 6.6M Anyone interested in this? Anyone tried this? Would appreciate any input.
