Friendly reminder that no matter how high your net worth is, how many properties you own or how much money you make a year, you are never too good to stuff envelopes late at night to send owners letters. I can’t find a deal and haven’t bought once since last year but I won’t let that stop me. I’ve identified a large amount of properties in my target market that check all of my boxes from a distance. These are also properties that haven’t changed hands in 5+ years. I hope these generate some good seller leads and if they don’t, I’ll send another batch and another batch, and I’ll keep sending until I get some damn deals!!!! Deals won’t come to you. You have to go to them! I hope this post encourages at least one person to send some direct mail and it gets them a deal that will change their entire life for the better!

Might home school my 7 year old. School in the morning for 2 hours. Rest of day filled with Golf. Music. Bible study. Other forms of play. Get a group of kids to all do it together and collaborate with other parents. Instead of TikTok addiction by 6th grade he’d be a scratch golfer.

We listed a new property yesterday for $2.6m. It gets published on Crexi and Loopnet with the exact same information. From @CREXinc we have received dozens of inquiries and two strong LOIs in the first 24 hours. From Loopnet we receive exactly one message.... Loopnet might as well just be Craigslist for CRE....

Introduced myself on a Cold Call, Response was: "Is this a sales call?..." To his surprise I had done some homework on this owner before hand and responded with, "This is more of a research call if I am being straight with you" Then for the next 10 minutes we talked about the subject property and his strategy with the national tenant in place. He bought the property in '21 with cheap debt but also got a KILLER deal on the property, but the rents are still 1/3 of the market rent rates. After he walked me through his strategies, I then asked about his other properties and his plans for them. Got his email, now it's time to plant the seeds and cultivate. If you come prepared it's easier to flip the script and overcome call reluctancy.
