Congress will never cut off the spending spigot unless We the People force them to rein it in. That’s why I have been urging state legislators around the country to back efforts to adopt a U.S. constitutional amendment to require a balanced federal budget, like Florida has done.   As of today, 28 states have passed convention applications for a balanced budget amendment. We need six more for an Article V Convention. Today in Boise, I asked lawmakers to make Idaho the next state to join the effort for a federal Balanced Budget Amendment.   Let’s get it done!

Hard to overstate just how rapid the changes in US party coalitions have been. The Democrats are now the party of high education *and* high income voters. Just 12 years ago, the inverse was true. On these terms, the Trump coalition was closer to Obama 2008 than the Harris one!

@VladTheInflator The mechanical link between rates and prices works well when mortgages are adjustable, so many owners have to sell when the payment goes up. In 2007 30-40% of were floating. Today it is 10%, so when rates go up today, the volume goes down and price might stay the same.

I know everyone is confused as to how homes are priced, so let me simplify. If your home was "worth" $462,107.54 at 2.7% mortgage rates in 2021. It's worth $280,898.82 at 7% mortgage rates in 2024. Just a matter of time before everyone realizes that all at once.

@strickler_jay @redwood_ryan_a Interesting. Did you just pay it off or actually closed it? I heard that paying off and keeping it open is better for the credit score. Could be wrong though.

@redwood_ryan_a Was surprised when I closed out a HELOC that my score jumped 30 points. Apparently that’s some kind of flag. If you have one one that could be the issue.

My credit score is 724. "Good", not "Great". Never missed a single payment across like 9 CC's (each property LLC/GP/PM co/personal), nor any loan payments. Should I care?

@pmddomingos Well said. At the moment no real quantitative measurement of LLM capabilities, but instead, mostly emotional takes based on individual usage of chatgpt.

The next few years will show us very clearly all the ways in which humans are smarter than LLMs.
