We officially have our first non-paying customer in my 3.5 years of ownership. No response to calls/texts/emails anymore. His HOA has a giant sign on the entrance of the neighborhood. Thinking about renting it and letting the neighbors know their neighbor doesn’t pay his bills

Teach your kids to avoid the 4 S's. Don't go Stupid Places with Stupid People to do Stupid Things at Stupid Times of Day The more of these S's you violate at the same time, the more likely something really bad will happen to you.

Just received a sub-$10 million LOI that had an escrow, earnout, equity rollover and F-Reorg. Great structure, and something we see all the time in the lower middle market, but this will terrify a Main Street seller and broker.

The first lesson in any economics class is tradeoffs. Every action, every policy, every decision comes with upsides and downsides. You aim for one outcome and accept the costs that come with it. Prices exist at the intersection of what suppliers need to survive and what the market is willing to pay. Demand reflects both ability to pay and perceived value. High interest rates are easy to frame as greed or a cash grab. Sometimes that framing is right. Especially in artificial scarcity or captive markets. Think hurricane gas prices or airport sandwiches. But there’s a difference between opportunistic gouging and pricing needed to make a product viable. Credit card rates look absurd on their face. And maybe they are. But we’re a country addicted to credit with massive demand for it. This isn’t me defending credit card companies or making a value judgment. I’m not a big bank or credit card company sympathizer. I just try to look at issues from both sides. If I’m Visa or MasterCard and I’m issuing credit to people who statistically won’t repay, higher interest rates are how I offset that risk. If that lever gets capped at 10%, I probably pull back. Maybe. Time will tell what they actually do. But the point is simple. Economic decisions always come with trade-offs. Then you get into policy questions. Should certain people even have access to credit? Maybe we want to protect people from themselves. Or maybe we treat adults like adults and let them make their own decisions. If we limit one poor person’s access to credit because of the sins of their neighbor, do we further limit the upward mobility of people at the economic bottom? If there truly wasn’t demand for credit at 24%, it wouldn’t exist. I don’t pretend to have the answer. I do know that when you intervene like this, consequences follow. The next 12 months should be fascinating to watch. Either the credit card companies are gouging or we just added one more limitation to the upward mobility of the people at the economic bottom?

@shawngorham Real life is a 6, Landman is a 9.5. But it’s directionally accurate. There are real people in Texas making hundreds of millions a year in royalty payment mailbox money.

I feel called to share something that comes up every winter. It weighs on my heart. It feels too personal, too ugly for this sort of public forum. I often put beans in my chili. I would never take it outside of the home. Would certainly never gift it to friends or loved ones. But when it’s just my wife and I, and no one is watching, a can of pinto, a can of red beans.

@msaskin @Slackwatercap We have 3rd party companies that can handle a ton of this type of work for us. Added bonus is that one of their locations is next door. Become right with them and they handle leg work for us

@Slackwatercap You say this as I'm going through the annual saga of registration renewals. Thanks to the way NC operates and the size of our fleet, that requires someone to visit at least 3 different branches to handle different vehicle registration types. 🤦‍♂️

I've bought and sold approximately 20 vehicles over the past year and have a fleet of 26 vehicles (plus my personal vehicles). Thankfully, we have an amazing DMV that never has a wait and (almost always) has very friendly and helpful service. I've even left them a 5-star review on Google. How many of you have rated your local DMV office 5-stars on Google? 😂
