In the last few years we've seen: - The plot to kidnap Gretchen Whitmer - The Storming of the Capitol and pipe bombs left at the RNC and DNC - The break-in to kidnap Nancy Pelosi and the brutal on Paul Pelosi - Multiple assassination attempts against Trump - The assassination of Minnesota House Speaker Melissa Hortman and her husband and the shooting of on State Senator John Hoffman and his wife - Luigi Mangione's assassination of Brian Thompson - The assassination of Charlie Kirk Political violence is contagious. It is spreading. It is not confined to one side or belief system. It should terrify us all. The foundation of a free society is the ability to participate in it without fear of violence. Political violence is always an attack against us all. You have to be so blind not to see that.

Fascinating data analysis from the Economist looking at 7.5m US car crashes The chart below shows likelihood of you dying in a car crash by weight of your car (grey line) and weight of other car (red line) So it’s in our own self interest to get a heavier car (slight reduction in chance of our own death) but definitely not in society’s (big increase in chance other driver dies if our car gets heavier) Potential case for additional tax for cars over 4000lbs (from that point on there’s little extra safety for the driver but a lot of risk for others)

Someone is buying my neighbor’s house out from under me. I’ve lived across the street from this house for 13 years. It’s looked exactly like this since I moved in. Today, I noticed it had been sold. I had been talking to the owner for 13 years about selling it to me when he was eventually ready. In the past couple of years, I didn’t follow up as much as I usually did. Life got busy, other priorities got in the way. It’s my fault. Someone else caught him at the right time. I get to live through a construction project across the street from me for the next two years, and then will be rewarded with what will likely be a generic, ugly home. It’s my fault. All my fault.

In April, not only did the Dallas metro area (pop: 8.1M) permit more new housing than the entire state of California (pop: 39M) but they permitted more multifamily housing than California too It’s a total indictment of California housing policy that these numbers are even close

We need to talk about Upper Middle Class Families in America Or, what used to be Upper Middle Class In the 1980s, a working doctor, lawyer, accountant, or businessman could buy a nice home 🏡 in a prime metro and raise 2.5 kids while his wife stayed home But—there’s more! Generally he was able to do this working roughly 40-50 hour weeks This left ample time for sleep, hobbies, and volunteering in his community. His wife had time too Today, an UMC male working professional often works 50-70 hour weeks His wife? She works too Hobbies? Volunteering? Community?Who has time for that? In most metros, a combined 100+ hours of work/week between the two of them affords them an even better *material* lifestyle than their parents had: nicer cars, bigger home, takeout meals, and better vacations (during which they check email constantly) Essentially, this cohort is now *Upper Class* in material goods lifestyle but not in leisure time The 🔑: It requires over DOUBLE the amount of working hours per household to get to this materially better but quality-of-life worse place ❌And it’s NOT doubly as well-off❌ So, what about the people who tried to continue with the quality of lifestyle their parents had—one stay at home parent and time for hobbies and volunteering? They fell behind, materially They’re now solidly middle class, if not lower middle class, struggling to afford student loans, modest homes, and car payments This is what Gen X and the millennial generation is referring to when we talk about a decline in family living standards We either: 1. Work all the time, with a spouse who works all the time, to try and capture that elusive slight upward mobility OR 2. We pursue balance but fall behind into downward mobility The end result? We are collectively exhausted and feel a sense of aching nostalgia for the way things used to be And our communities and mental and physical health are worse off for it

A reversal of Euclid would be enormous. The amount of value that has been destroyed and is currently sequestered by this insane 1926 SCOTUS decision is unfathomable. The amount of damage it does to the young and least affluent among us is incalculable. The only losers in a reversal would be giant land owners and institutional investors who own large amounts of land already zoned for the most intense uses, the legions of consultants employed by developers to navigate re-zonings, and the countless bureaucrats who make a living administering the byzantine process. Everyone else—especially small property owners and those seeking to find an affordable place to live—would immediately benefit. Talk about unlocking inaccessible wealth and opportunity.

Friendly reminder from the BLS: House prices & mortgage rates are not in any way factored into shelter / owners equivalent rent in the CPI. OER is primarily a survey of renters, which makes the recent divergence between OER and what the CPI defines as "Rent" all the more odd.
