Because it’s not as clean as “they miss a payment, I keep the house + the money.” You become the bank: you have to underwrite the buyer, service the loan, handle insurance/taxes/escrow, and if they default you are dealing with a real foreclosure process that can take months, cost real money, and gets messy fast if they file bankruptcy or trash the property.
