@jimhumd Biopsy performed with fusion technology or clearly visible on US? If certain about the quality of biopsy I’d use decipher to guide decision making . If quality of biopsy in question would favor early confirmatory biopsy.

We're under contract on my dream RV park - right outside of Glacier National Park in MT. I'm in love. Pros & cons: - VERY limited supply & strict building codes - Paved roads, city utilities - 4 mins from park entrance - Dog park & EV charging - 22 acres with room to expand - 58 RV sites, 4 glamping, 4 cabins, 6 bedroom BnB - Room to extend the season - Other Amenities: Playground, Sports Courts, Lawn Games, Gift Shop, WiFi, On-Site Laundry Facility, E-Bike Rentals, Propane Refill or Exchange & Dump Stations Cons: - There's a small restaurant and gift shop on site. Not my favorite complexity to manage. 80/20 and all that. - Winter weather = another complexity - Somewhat far from our other parks. Hopefully the first of many in this region, however. We'll split this 70/30 with our LPs up to a 15% IRR and then 60/40 thereafter. The plan is to refi within 36 months and we're targeting a 2.21x multiple. The deck goes out to our LPs tomorrow. Another reason why the Japanese menswear market is better is because there are a ton of hobbyist magazines that get very nerdy. There are magazines dedicated to just suits or workwear or shoes. And they tell you about the finer points of quality. US mags are more celeb-driven
