@quinevanssegall @sadie_luck I'm not confused about this rezoning of the county. Metro already has a way to change zoning of parcels. Look at all of the rezoning done in Bellevue decades ago. They now have lots of apartment complexes. Maybe that's what Bellevue wanted. Let each n'hood decide what they need

@Sans_comic_sans @tequilamjohnson I thought the deed and/or will of the original donator of Watkins specified that it would always be in the downtown location. I wondered how they got around that to move it, then move it again to Belmont. Have you heard anything about that?

@tequilamjohnson What TN did, albeit on a smaller scale and differently, with (quasi-public) Watkins College of Art. In that case, they packed the board with developers and attorneys and shortly after, shuttered the school, sold the land, and gave the money, name, and accreditation to Belmont.

Really good paper on how land use is necessary but not sufficient for housing affordability. I don’t know anyone who thinks land use change alone can create housing affordability but housing affordability cannot be attained without it.

@hannah_pechan Let's see a NEST proposal that includes those additional requirements for "housing affordability". Otherwise, it just comes across as tired trickle-down rationalization for a gift to developers. And lets have a nuanced approach rather than taking a sledgehammer to zoning and LUP.

@UrbanEastNash Quadraplexes are a better investment than a SFH. When there's a problem that requires the renter to be out of a unit for maintenance, the landlord still gets rent coming in monthly.

Quadplex. Very likely the cheapest housing in this very much gentrified neighborhood. Not ruining character. Just providing a place for non-wealthy people to live. We should allow more density like this within our popular neighborhoods.

Codes closed out my non-owner occupied STR complaint about the Airbnb Investor whose LinkedIn job is to make money off STRS. Even though I included links and photos of the listing and his website they closed it because "not enough information" to revoke it. Grabs trenchcoat. 😎

@mackandme123 @grrenshaw I'm not arguing, just clarifying. HUD & Sec 8 are guaranteed money, but are lower than open market rates. I'm not familiar with voucher money that is equal to open market. (I charge less than open market rates myself, but I'm just a small & local investor.)

The only renters with a semblance of protections in Nashville are afforded them by the federal government. They're only available to renters that are either on a voucher or in project based housing.
