The private Sunbelt multifamily REIT formed by Scott Everett's S2 is now telegraphing a total equity wipeout, according to new investor comms from partner Trinity reviewed by The Promote.
"Said another way, while the common equity was marked at $0.73 per share as of Q4 2025, S2 is currently focused on maximizing value for mezzanine investors, and equity investors should expect a full loss of capital."

For anybody who got extended by their accountant: your accountant is probably lazy and just didn’t prioritize you even though you had your stuff in well before the deadline. You should fire them.

I’m convinced that something in my house is causing me to get sick. Is there someone I can hire who specializes in finding this out? It’s not black mold or common vocs. Every time I leave for a few days my nose and throat get instantly fixed - only to be scratchy and blocked when I return home. The pattern is too hard to ignore. House is a new construction made in 2019.

@VanDiemen_ Skiing introduced people to some great spots that happen to be as much (or more ) fun in the summer. People see year-around value, and that certainly helps prop up the local economy in these towns. Not sure this is a R or D issue.

Nothing has done more in the last 20 years to fill the American West with libs and foreigners than ski culture. Salt Lake City is unrecognizable. Real estate prices are out of control. I hope the drought lasts 1,000 years and they all go back home to the coasts.
