We’ve been running a “5 Day Deal Analysis Challenge” - automated delivery, for about a year. A few millions in sales from that funnel. 5 days, each day teaches a bit more on how to analyze a rental property. Soft pitch on day 3, 4, and 5 for our $7k 1-year program. About a 3x ROAS. Not amazing, and stuck at a bit of a plateau but it’s been our best funnel.

Hot take - LinkedIn is for nice people. Not saying that's always best but the community here shocks me with how critical they are of... everything. Garry Tan makes some skills and instead of talking about it, people just bash it. Company launches some CMO AI thing - all posts I saw were shitting all over it. Meanwhile on LinkedIn the comments and replies are all surprisingly encouraging.

The goal of investing isn’t to stop working. The goal is to build systems that pay you whether you work or not. That’s when work becomes optional.

A lot of investors chase appreciation. But cash flow is what actually gives you breathing room. One makes you wealthy on paper. The other changes your day-to-day life.

People often assume the “best” real estate markets are the biggest cities. But some of the strongest cash-flow markets in the country are places most investors ignore. Smaller cities. Lower prices. Better yields.

People think financial freedom looks like fancy cars and huge houses. In reality it feels more like this: Your bills are covered. Your investments are working. And you can breathe.

Something interesting happens during uncertain economic times. Investors move toward real assets. Land. Housing. Infrastructure. Real estate has historically been a place people park capital when things feel unstable.

A lot of people chase higher income. But what they actually need is better financial structure. Working harder increases income. Building assets increases freedom.

There are two types of financial stress: Not making enough money Having too many financial commitments Most people assume it’s the first one. Often it’s the second.

Quick question: If you stopped working tomorrow… How much money would still hit your bank account next month?

Imagine your town runs out of water. Option 1: Hire people to carry buckets from the river every day. Option 2: Build a pipeline once. Most people’s financial plan is bucket-based. Wealth usually comes from pipelines.

Something I’ve noticed after years in real estate: The people who succeed fastest usually aren’t the smartest. They’re the ones who start before they feel fully ready.

Two kinds of income: Bucket income You stop working → money stops. Pipeline income Money keeps coming whether you worked today or not. Most people spend their lives carrying buckets.

A friend once told me: “Someday I’ll own a house like that.” I asked how much he had saved. “About $25k.” I said: “You might be closer than you think.” Most people delay buying for years because they don’t understand the options.

Real estate investing isn’t just about location. It’s about numbers + demand + jobs. Places with strong job growth tend to quietly become great rental markets over time.

One of the strangest things about money: You can make a lot and still feel trapped. And you can make less… but feel completely free. The difference is usually assets vs obligations.
