My biggest mistake since owning rentals cost me over $35,000. I was buying a 6 unit apartment building with a flat roof. I knew the risks, but though my inspection would catch any flaws. It was during one of Ohio's worst cold snaps, so my inspector couldn't get on the roof because of the ice. So he used a drone instead. The seller said it was a new roof and I took his word for it. Stupid I know. The "new roof" was just plywood and rubber installed over the old roof. Since everything was frozen, the leaks weren't visible. A few months later it thawed, water leaked into a unit, mold formed, drywall had to be removed, and mitigation began. Between the roof patch and repairs, I spent about $8,000-$10,000. Then it warmed up and I replaced the entire roof for around $28,000. Lesson definitely learned. My roofer will now separately inspects every roof before I buy. This is really my only major mistake so far, but I've only done two deals. There will be more mistakes in the future. Just sharing this so I don’t seem like an investor who never makes mistakes. Save yourself $35,000 and learn from my failure.

Our new lease with Starbucks came down to parking, and we had 8 stalls. Here's the ACTUAL scene at the planning department: Planner A: "You need 18 parking spaces, sorry." Us: "Oh wait, we need to take a call, BRB" Planner B: "You need 8 stalls. Approved” Us: "Thanks!" A million dollars in value, coming down to how two people interpret the code.
