Architecture history people, do you know why New England cities developed triple deckers as their original suburbs while the mid Atlantic and much of NY did single family row homes?

Something unfortunate about Philly is despite having the same beautiful city center brownstones as Boston or NY it’s mid ring urban areas (mostly townhomes) are typically a lot uglier and lack tree cover compared to equivalent say triple deckers in Boston
