Here's why that's a problem: * The seller could sell the same property to someone else and if that person registers first, they become the legal owner, not you. * You can't use the property as collateral for loans or financing because the government doesn't recognize you as the owner. * In case of a dispute, your unregistered deed holds less weight in court compared to a registered title. * Government acquisition or land use changes won't recognize your interest if your name isn't in the registry. What You Need to Do: After signing your Deed of Assignment, the next critical step is registration. This process involves: 1. Stamping the deed at the relevant tax authority (to show you've paid stamp duty). 2. Submitting it to the Land Registry for official recording. 3.
