@MarkAllenMulti Are LPs looking at the stabilized gas on cash and they’re taking on the brain damage for long term holds? Or just looking at the value add opportunity to step into broken properties, turn them, and dispose in 3 - 5?

@eliastdragon I’m selling $30-100k/door 60-80s product primarily. Each deal is unique, so difficult to generalize.

So many family offices coming into DFW for opportunity, so few deals. I need more inventory!

When I was seriously training Ironman I swam with a guy who was super type A and an elite athlete/coach who noticed that I'd been losing weight in a build for a race. So he asked me about my "diet plan" and after I told him he never talked to me again

@steffenjade At the time I thought it was silly to worry about diet tbh. The day before I'd eaten pizza twice. Also 6-10 fruit bottom yogurts/day. I think the total caloric burn was 5k-6k/day. ≥2 hrs of cardio + framing or trimming houses all day lol

@The_Dug_0ut @akm515 This has to be engagement farming because actual full-time daycare expense is close to 50% higher. Perhaps part-time, a few days a week is closer to that number. That also isn't a Frisco-specific issue. Childcare is expensive. Yet we all make it work.

Frisco is just unaffordable for most young families. In addition to paying for crazy high prices and interest rates, young families need to dish out $1000/month in property taxes and $1200/month for each child in daycare. You're looking at $6k per month right out the gate. It's unsustainable.

They really left Texas out of the CFBP for these two schedule merchants?

1. First team with 3 Top 10 wins since 2019 LSU. 2. Losses against #1, #2, and Florida - ALL away. 3. By far the strongest SOS for anyone ranked. If you're going to hold Texas back because of a loss to Florida then you should use the same logic on Alabama for a loss to Florida State - who Florida beat.

Texas over Alabama in the playoffs just makes sense. Texas with losses to the #1 and #2 teams in the country and are being unfairly punished for their schedule.

@FetishBets That also helps to kick out the ACC but still means G5 get the 11th spot - I think. Georgia holding or extending their lead and Ohio State stomping Indiana more important.

Lots of thoughts on this, but a few quick ones: 1. Capital - equity and debt - relationships in an institutional seat often do not transfer over or translate into these new endeavors. 2. $10M in equity is purgatory in the capital markets - more than friends and family for most GPs yet less than institutional appetite. You'll have to establish new relationships with U/HNW and FO. 3. Unless you find a generous benefactor, you're likely giving away 25% - 50% of the GP - fees and promote - for your first few deals. 4. $500k (5.0%) co-investment is not an insignificant amount for a new GP to simply waive your hand at. 5. This also does not account for pursuit costs which are at risk and self funded until the opportunity reaches certain milestones. I could add many more thoughts, but those are a few that jump out.

Why don’t more mid-senior guys break off their institutional job and go on their own? Here’s How can you realistically replace your $700k a year job alternatively in real estate by going off on your own. $25MM deal/project $6-8MM equity raise 1.5% acquisition fee and 2.5% construction management fee GP puts in $500k (about 5%) and raises the rest Loan balance of $17MM GP brings in balance sheet partner and gives 10-50% of GP’s promote (please comment on this) 8% pref and 70/30 split Depending on performance and hold probably $500-700k annualized for GP assuming successfully exit. Big risk but goal is to do 2-3x of this a year to make it worth while for one man shop I think. Thoughts?

Surprised I still get caught off guard by inflation. Adding some additional (more of the same) Christmas lights this year. I had saved the receipt from my purchase in 2021 and am able to compare the same product today. +68.5% in 4 years.
