Thank you! Out of 21 responses, you gave the only respectful response. I agree with your sentiment. It's definitely a very difficult issue, and I understand why you come to your conclusion. In 7th grade, I was in art class with a girl who said she had been raped by a family member and had an abortion. I didn't get it at the time (I was really innocent), but I was shocked that a 12 year-old had been pregnant already. Both directions are very difficult in these extraordinarily rare circumstances.

Both of these verses can be true at the same time: (1) God loved the world (2) God hates all evildoers Both can be true at the same time. It does not say that God loves every single person in the world. And it also does not say that "evildoer" is an identity. "Evildoer" is a description of the actions of a person. If they repent, they can receive God's love.

In the context of marriage, I've heard many pastors preach Ephesians 5:21 "submitting to one another out of reverence for Christ." But they seemingly never address Ephesians 5:24 "Now as the church submits to Christ, so also wives should submit in everything to their husbands." The main problem with this is that instructing husbands to submit to their wives is clearly in opposition to the next 3 verses. What really happens is the pastor preaches a message that, while oftentimes claiming that the husband gets the final say, gives permission to women of feminist tendency to disregard all biblical commands for wives. Pastors can properly teach husbands to love and honor their wives without submission. A husband should never submit to his wife, but always be submissive to Christ. Ephesians 5:24 makes that clear.

The only thing that makes a person correct is the truth. 1 Corinthians 1:25-27 But God chose what is foolish in the world to shame the wise; God chose what is weak in the world to shame the strong; God chose what is low and despised in the world, even things that are not, to bring to nothing things that are, so that no human being might boast in the presence of God.

2) The market seasonality is completely off. Unlike 2025 and 2024, the 2026 market rallied precisely when it should have entered a major decline. This throws off every comparison to previous years. Given the current war situation, shortages and risk to economic growth, this current rally makes zero sense. This could explain why we're seeing random short squeezes, because that's the irrational gambling behavior we see in the final moonshot stages of a market cycle.

1) Nasdaq $NDX ~ Any chart requests? requested by @carefree201215 If we're looking at the current rally in a positive way, the recovery does appear similar to May 2025, just far more intense this time. It's very strange we didn't get the 2nd leg down like 2025 though. The indices are significantly above the moving averages (Wilder's green, Bollinger orange) which makes me nervous, unlike 2025 the pullback here could be far more intense.

I think some landlords really do just like to say "No." I've called on a handful of properties in my market where I have the perfect tenant for these properties, and the owners reject the offer. It's not always price-related, but sometimes they don't want to allow 60 days to get an SLU. 2+ years later, they're still empty. It baffles me.

“The building has been vacant for a year. Why won’t the landlord just accept lower rent?” In commercial real estate, you have to think long term. If market rent is $100,000 per year, a disciplined landlord will often refuse to lease at $80,000. Lower rent does more than reduce income. It directly impacts the property’s value. Here’s why: - Value is based on income (NOI). - Lower rent = lower NOI. - Lower NOI = lower property value. Example: - At $100,000 NOI and a 5% cap rate, the property is worth $2,000,000. - At $80,000 NOI, that value drops to $1,600,000. That is a $400,000 loss in value just to fill the space faster. Because of that, it can make financial sense for a landlord to leave a space vacant for a year if it means securing a tenant at full market rent.

@Hue_Chen With multi-tenant, I'm assuming a dispensary is occupying 3,000-4,500 sf. As long as it's <50% of the building, it could still be financed at normal rates by many federally-chartered banks. I'm not sure if you got that based on my first comment.

We just won. Ticketmaster / Live Nation was the biggest antitrust case in years. A jury just ruled for us on all claims. We brought this case with a big group of AGs and USDOJ - until last month, when USDOJ cut a backroom deal with Live Nation in the middle of the trial and bailed. We rejected their deal, finished the trial, and now a jury has found that they’ve been operating as an illegal monopoly and used their power to unlawfully raise ticket prices on you. This is a huge win for consumers and artists, but it also sends a message that we can still take on monopolies - and win. But we aren't done yet. The case now moves to a second phase where the judge will determine the specific remedies needed to dismantle Ticketmaster’s grip on the industry. Our goal is simple: restore real competition, end the abuse of consumers and artists, and bring fair pricing back to live entertainment.
