@Cernovich Someone getting a 50 yr mortgage is inherently less credit worthy than a 30 yr. They have 20 more years for bad things to happen. I.e. the rates are going to be higher just like 30y are > 15y. Yes your monthly payment will be lower but you'll pay considerably more money overall

From a friend who knows, "The problem with a 50-year fixed rate mortgage is that it would significantly raise the duration and option risk for mortgage backed securities. It would widen the mortgage backed security spread, which means much much much higher mortgage rates."
