Let's say you are a student somehow working full time and earning avg wages WHILE studying. Consider there are 52 weeks per year and 13 months.

2022: Rent: 2.13 x 12 = 25.5 weeks of the year Tuition = 13.97 x 2 = 27.94 weeks of the year That is 53.44 weeks out of the year. Meaning you have NO money for food or transport, or go into debt to pay for it. Forget about buying a house, ever

1973: Rent 0.7 w/m (x12m/y) = 8.4 w per y Tuition 1 week of work per semester, 2 semesters per year = 2 w per y. With the rest you can save 30 weeks of labor per year and after 4 years of university you'd have 120 weeks out of 197 needed to buy the house. Home owner at 25!
