@moneyacademyKE Yet the solution is simple. Reduce government size by all aspects and reduce corruption.
Their solution… borrow more and tax more.

@EACinvestor I know bro… which is why im here for inputs. From more KE investors. Im still new in this KE investment market. 🙂
English

@NoOnness Sawa bro. I just want you to think through all the nitty gritty details. On the surface, all looks good but must look under the hood.
English

This doesn’t make sense. I see ground and 3 floors? Family member has unit this size but 4 floors na ile ya kuibia juu in Kasarani and it cost KSH 21M to build in 2016-2017. Now will cost about 30M + land cost ~9-10M but gross rent is not 285K
How many units here and how much per unit? Math don’t make sense.
When I speak, it’s from experience, like real life experience.
NoOne@NoOnness
@EACinvestor You can also buy a whole building.
English

@EACinvestor 1 have 2 units in lavington each fetching 60k i bought at 5m. So if i were to afford 4 of them. For that 20m i would be well over the numbers.
English

@NoOnness Mi nimeweka real numbers of a unit in Nairobi. And yes, sisi ndio investors but hiyo knowledge you are sharing is not adding up. We live in reality bana, not in the numbers on spreadsheets
English

Hold up, people are paying KSH 100K/month rent for a one bedroom apartment in kilimani? Tukiangalia bell curve, your numbers (quite good) are an outlier. This is not the norm!
And just curious - when did you buy the unit and what’s the market value for it today?
People's President@HEPLDRIDAMIN
@EACinvestor I have a one bedroom 72sm in Kilimani bought 5M,furnished for 600k. Generates 100k. Service charge 7K, Utilities 10k . Net after tax is 70k from a 5.6 investment. With 20M I can 4x this and get 250K a month.
English

@NotMarkDouglas @EACinvestor 🤣🤣🤣 wueh!!
Na mtu hapo aliona amedandia deal
Español

@NoOnness @EACinvestor Hapa unamaliza kulipa pesa ya mwisho alafu family ya mzee inakuja inakuambia mzee anakuanga na Dementia, he's not mentally fit to enter into binding agreements

Please show us the math of a real estate portfolio of 20M making 200K per month. We are waiting!
Miano Muthii@mianowmuthii
When my portfolio gets to 20 million. I will be making 200k per month on rent that I will start creating more income generating real estate n in. 5 years that 20 million portfolio will now be 30 million m counting.. Real estate is king 👑
English

Mtu anunue hii flat, I wanna see something
17% rental ueld is bonkers kwani it's a distressed asset (seller needs cash urgently)
Also not a very large flat, how much in rent are they charging?

NoOne@NoOnness
@EACinvestor You can also buy a whole building.
English

@EACinvestor You do know a fully furnished apartment or house in places like lower kabete, Westlands can generate up to 250k
English

@moneyacademyKE That list needs redoing because its wrong. There’s more than that
English

When my portfolio hits Sh20M, I will be able to withdraw Sh1.2M every year and never run out of money.
This will represent a withdrawal rate of 6% from my portfolio.
Assuming an average annual return rate of at least 6%,
I will be able to comfortably live on sh 100k per month without relying on my active income.
English

@Safaricom_Care Ok… thank you for listening! 🙏
Please also choose one between Done and continue because they are literally ontop of each other and doesn’t make sense.
