$FELIX #Base 200k -> 250k MC FELIX just brought in @captainbunk to help build the project going forward. Young, passionate, AI-focused, and also building an AI project in the real estate sector. Hopefully he can bring some hype back to FELIX since it’s still one of the OG AI agent projects. Day 1 of fully managing @FelixCraftAI and I'm pretty sure I've broken about half of his automated tasks... a lot of his scaffolding is hidden, so probably going to learn most of his rules by breaking them...

A big rule I've learned in construction that I think applies in other aspects of life too: You only get to have two out of three:
1. cheap
2. fast
3. quality
If someone tells you they can do all three then they're full of shit

The whole game feels stacked against the owner. If you're not extremely diligent, someone along the way is going to take advantage of the naiveté, and there's really no protecting you from it.

I've heard stories of GCs being referred by friends and still stealing - some wait for the right client and moment, when there's too lenient a contract in place they pounce... they jump ship and then what? YOU need to pay over $30k to lawyer up - most give up at that point

I'm blown away by the number of horror stories I've been told since we got screwed by TWO of our contractors. Each state is different, but the fact that in Texas electricians and plumbers need licenses but GCs don't is downright predatory. Anyone can say they're a GC in Texas...

It hasn't all been bad, we did finish the triangle house and we're actually a finalist for an Austin Home & Design award! But I had to write it all of as a loss (more to come on that) and was an extremely painful endeavor.

I failed... I've lost over $500k in my real estate business. I made bad choices, my contractors scammed me, my project was sabotaged, and my legal battles are just starting. This is now my venting space... I’ll share every lesson, mistake, and war story. It's ugly. Stay tuned.

The process has already been 8 months in the making with some WILD stories already, hopefully we are starting to see the light at the end of the tunnel, but I'm sure there will be a lot more headaches to come #realestate #realestatedeveloper

Even crazier is that I was give. hundreds of thousands of dollars in student loans with no credit and no asset to back the loan, but now with perfect credit and solid income I can’t get an appreciating asset for the same amount of money?
