A 50-Year Mortgage would allow you to buy approximately 10% more house (or save about 10%) at the expense of nearly DOUBLING your payment schedule. There's no way that ends well. A 50-year mortgage isn't worth it and won't add much benefit since your mortgage interest is front-loaded. Homeowners will have very little, if any equity by the time they sell (homeowners keep their home an average of 11.8 years). It sounds good on paper, but financially, it makes very little sense. Instead, here's what would make a real difference: 1. Increase capital gains exclusion to $1M married filing jointly, and increase it every year with CPI. This will incentivize more sellers to finally let go of their home. 2. Allow you to take your existing mortgage with you to the next home, as long as you're "Trading Up," opening up lower-priced inventory. 3. Allow people to write off the first $1.5M worth of mortgage interest, instead of $750,000, for new mortgages as of 2026. This would help unlock way more inventory. Follow for more random thoughts.

@goldseek Hash rate and price per coin aren’t related like that. Hash rate is the security. In theory people could bid up the price and hash power stay the same. It’s just miners trying to outcompete each other to solve a puzzle first for the block issuance.

This assumes btc will be indefinitely viable without issuance subsidizing miners. Should find out within a decade as halvings are making supply shocks less impactful.

@HayekAndKeynes @Mathias777787 I work for a company that builds their data centers, this train isn’t close to slowing down. The largest constraint will be available power, which is why they are now looking to build their own power gen facilities.

I think next year will be the hard part. I think it will hold up through the end of the year, but then everyone will sort of have their chips and data centers. This spend will still be elevated, there won’t be this Herculean and effort to build out capacity in the same way. At that point, year over year growth could fall. If it plays out that way, markets tend to look about six months into the future, so that would mean markets peak sometime this summer.

As I warned earlier, the Treasury market is crashing. The yield on the 10-year just hit 4.5%, and the yield on the 30-year just hit 5%. Without an emergency rate cut tomorrow morning and the announcement of a massive QE program, tomorrow could be a 1987-style stock market crash.
