S2 Capital just bought a deal in my backyard, shocked as I know the deal well and wouldn't think S2 was creeping in my market Not shocked cause the Chicago suburbs have been an incredibly resilient market and this is a great property The 344-unit Ovaltine Apartments in Villa Park, IL - $93.7MM purchase price - $273k/unit -Sold by Osso Capital, who bought it in 2023 for $73.1MM - Great exit in about 2 years time Been shouting it from the rooftops for a few years now, but DuPage County, IL is where you want to be investing and S2 apparently saw the same things I'm seeing Let me know if you need any contractors/vendors in the market @s2ref - rolodex is always open!

Every call I have with CRE focused insurance brokers, carriers & reinsurers: 'obviously we're in a softer property market' Reviewing my clients' placements: 'obviously we're in a softer property market' People on RETwit: 'CRE property insurance is still going up' Why is this? I can't tell if people are saying something just to say something, or if those who have adverse rates tend to post more online about it, or some third thing.
