Through the power of the Holy Spirit, Christ acts through the priest (in persona Christi) to change the substance. It’s not the priest by his own merit nor the parishioners, it’s God Himself who changes it.

This whole catholic and prots argument on the communion is exhausting. Even I as a Catholic do not receive communion every Sunday (when I'm not in the state of grace) so why are you, non-catholic who do not even believe in transubstantiation interested in receiving it?.
