Look at it today from above. 👀
That staggered layout you see in the Google Earth shot.. where no two houses line up flush, each one stepping progressively further back.. wasn’t an accident. It was a deliberate master-plan feature baked into the original 1970s design.
Buruburu (Phases 1 & 2 especially) was built on tight plots (just 6–10.5 m wide by 20–24 m deep). By offsetting the entrances and main windows, the planners created instant privacy: no direct overlooking from neighbours across the street or next door. It also let in better light and breeze, broke the monotony of straight rows, and carved out usable private space even with minimal or zero front setbacks.
The estate was one of Nairobi’s proudest post-independence projects.. conceived after a UN feasibility study in the early 1970s, funded with World Bank and Commonwealth Development Corporation support, and delivered by the Nairobi City Council under the Tenant Purchase Scheme. Modelled on British council-housing principles (mansionettes around shared green courts), it was meant to be the “Kileleshwa of Eastlands”: orderly, green, middle-class, and ownable.
Phase 1 started in 1973 and was largely finished by 1978.. 941 gleaming white-and-red houses with lawns and picket fences. Later phases added slightly deeper setbacks, but the privacy-first logic stayed.
Fast-forward 40+ years and the satellite view shows what happened when security fears, population pressure, and extensions took over. Yet the original bones.. that clever staggered rhythm.. are still clearly visible.
A small but brilliant piece of 1970s Kenyan urban design that actually thought about how people want to live.
What a time capsule. 🇰🇪
