These are so frustrating to receive. A building owner sent me this video of a 2BR Upper West Side apartment he just got back, but after he empties it out it will stay vacant going forward. The tenant lived here since 1985 and the current legal rent is $940.01 Because of the 2019 HSTPA law, a building owner is expected to fully renovate this unit to current building code (that’s a good thing), but also expected to lose money in perpetuity at the same time. This 2BD would need well over $100,000 to clean out the debris, comply with lead laws, upgrade major systems, remove the Sheetrock + much more just to make this into an apartment a tenant would actually want to live in with dignity. But the law says the $940 rent would still end up below the estimated $1300/mo it costs to operate the apt which covers insurance, property taxes, labor, fuel, and capital expenditures for the building. So if the new rent falls below the operating cost, the owner would still lose money every month and never see $1 back from the $100k+ renovation. Why would the state expect anyone to lose money like this? What bank would ever provide a loan with no path to repayment? Why do we acknowledge the cost to build housing but ignore what it takes to preserve older housing? Why do we accept this policy when thousands of New Yorkers are searching for housing in the midst of the worst supply crunch we’ve ever seen? So frustrating.

I moved from NYC to Florida on Jan 1. This is my view as I’m writing this and smoking a cigar. I haven't told this story publicly yet, but here's how it went down: I was driving down to Florida to visit my grandparents and I heard the speech from Mamdani talking about trading “rugged individualism” for the “warmth of collectivism”. I make memes for a living I drive shirtless in my jeep blasting rap music I am that rugged individualist your parents warned you about. So what do I do? I immediately turn off the radio. I ask Claude to find me realtors. I immediately start calling realtors while driving and booking appointments I get down to Florida, looked at 4 apartments in one day, said “I’ll take this one” and immediately started the lease process that evening. By February 1, we moved into my dream apartment on the beach. It has 3 bedrooms and 3 baths and we literally walk out on the beach . It is less expensive than NYC. I've only been back to New York once because I rented out a movie theater to play Instagram Reels. We still have the NYC apartment, but I'm just eating the cost for the rest of the year because it’s cheaper than the time it’d take to find a sublease. To the people who say “New York or nowhere” there is somewhere that doesn’t hate you and it is called Florida Trade the warmth of collectivism for the warmth of the sunshine. You can just do things.

I dunno man starting to get that stomach tingle of 'we are so back' Its still a tad early but... - stocks pulling meme like moves higher - S&P new all time high, after an 'ok-ish' draw down - memecoins are even showing some life and existing ones finding some new highs - AI valuations just keep ripping, and liquidity is somehow coming back even frothier - multiple different brands of trading cards are just not stopping with all time highs either we are about to collapse collapse, with a sell off that makes 08 look like childs play, or we are genuinely so back next things im optimistically watching - rate cut odds coming back on the table - housing market flips from a buyers market to sellers - job reports starting coming back in flat, not as gross levels of unemployment - we get a nice crypto ponzi that many people win on or we get a nice farming opp that the entire timeline can talk about for 3+ months

CONGESTION TAXATION HAS ACTUALLY MADE BUS SPEEDS LOWER You were promised faster busses, but according to the MTA's own data, speeds have slowed; particularly midday speeds. Just like the in London, the perceived benefit was very short lived. This is another Kathy Hochul faux success story as she extracts more money from your pocketbook while claiming to prioritize affordability.

I have a sneaky suspicion that the Iran war will start to die down because there have been things happening on the ground in Iran that nobody is aware of but which will change everything. Everybody has been so focused on the bombing and missiles and the Strait of Hormuz that they’ve not been paying attention to the words said by several high profile people involved with this war over the past few days. I think we’re about to have a whole new Revolution in Iran, but unlike the Islamic Revolution, this one will a Revolution that removes the Islamists and gives Iran back to the Iranian people. Something big is coming. And it’s going to be glorious.

California is trying to pass a bill that would criminalize investigative journalism with misdemeanors, $10,000 fines, imprisonment, and content takedown. The proposed bill is titled AB 2624 and was made after I exposed mass fraud by immigrant groups in America. Under AB 2624, government-funded entities like the Somali “Learing” Daycare centers would be protected from being exposed if they operated inside California. The enemy truly is within. When our politicians would rather protect fraudsters and illegal migrants, it’s time for us to stand up or face mass oppression from the traitors who “rule” over us.

These people should sit in jail for at least a week minimum - no quick release after booking. Slap on the wrist just encourages more street blockades. Force them to do community service cleaning up the mess they caused and disrupting everyone's day. Enough with the catch-and-release chaos.

It is almost hysterical that we are all looking at the power plants in Iran. When was the last or ANY time Trump has given targets to the enemy? MASTER at negotiation and strategy and most importantly, he knows the value of surprise in war. While they make human chains … we will be taking assets. He has had this target since the 1980s. (Speculation only) but i would be shocked if he hits when and where he told them he would. Let them make their human chains. No one is coming for them. Perhaps i am wrong, but he is great at this game.
