And through all of this? His bullets don't even work!! The casino demon did not disappear even with bullets, the mirage in the auction can be shot but it's just a mirage, Hundun cannot be shot (if you want to kill him), and he even shot the mice in robin, but they're still alive!

But, Darkwick themselves doesn't know much about "what makes a ghoul, a ghoul". From someone who talks about their demon pact (Alan), he said that he just wanted to know his father's murderer. Lo and behold, he got the pact. So demons can just "gave" you a pact.

The demons do not need invitations to make a pact, they can make a pact if someone's feelings were too strong I guess.
