@aarynwilson @HunkyDoryTX Your last statement is fact. We have a CoStar sub mainly for the data but stopped listing in LoopNet. We pony up for RCM on most of our listings now, unless they’re small ones that don’t really justify the expense. All multifamily.

@RobJones__ @HunkyDoryTX CoStar listings are only available on CoStar and those with CoStar subs can see CoStar listings and LoopNet listings on LoopNet. LoopNet users are unable to see CoStar listings. It’s one giant monopolistic cluster… 😓

Here’s another reason I despise Costar/LoopNet lately. They’re now telling us that unless we update our listings every 60 days, our listings will be REMOVED after 75 days!? Tell me how that benefits the brokers (who pay ungodly $$$ for their service), the sellers or prospective buyers to have our listings removed? Do they not think we will update when necessary, and remove when sold?

@aarynwilson @HunkyDoryTX If I’m not mistaken, didn’t they change it so the “free” version is only visible on CoStar? Essentially, only other CoStar subbed people can see, which are usually not buyers. Only the paid LoopNet listings make it to the LoopNet page for prospects.

@HunkyDoryTX Listing on CoStar is free and doesn’t require a subscription. I’m sure this is a way to purge the system for those infrequently using the platform.

@MultifamilyMark One of the most frustrating things when other brokers “buy” listings. It’s like a train wreck in slow motion you can see happening but can’t stop the momentum of what’s unfolding. Equally frustrating seeing sellers fall for it.

There’s a deal I’ve sold in the past with a maturity early next year. It’s stabilized and half the units are upgraded. A young associate from a competing brokerage is telling the owner their property is worth a 4% cap rate with SBL rates at 7.25%. One of the partners told me the sponsor team wants to get on a call with me tomorrow to hear my confidence in getting them 4 cap pricing in a 6 cap market. I told him I will not lie to the partners to win the listing. I will make a market and work my tail off to maximize price while ensuring the deal is closed. He said the partners will likely go with the other broker if that’s what I say. I’ve closed 39 deals since the beginning of 2022. 40 have been under contract. 97.5% success ratio. I get deals done and there’s no room for error with an early 2024 maturity. What will the Seller decide? We’ll find out tomorrow.

@NBA, my 9yo son has been so excited to see his favorite players in the ASG. Why would you have such a late start and keep your youngest fans from being able to watch? We let him stay up late JUST to be able to watch the 1Q but he’ll miss the rest. Please do better next year.
