Live in one unit and rent out the others to cover a big chunk of the mortgage. Benefits: • Your down payment is only 3.5% • You’ll build equity faster than with a single-family home • You can qualify for a more expensive property because lenders will count 75% of the potential rental income toward your qualifying income • Later, when your finances are stronger, you can take over more of the home Most of my Brooklyn friends got their brownstones that way.

@AAStack I think it was Jordi Visser who was saying you only need a few percentage points for a seismic shift. For example, the subprime crisis hit when 7% of loans were in default. That caused a global crisis. I think 7% goes from RE to BTC easily.

Before Bitcoin, you had two real options to preserve wealth: real estate and gold, not because they were perfect, but because fiat guarantees you lose purchasing power over time. Today that’s roughly $390–400T in global real estate and about $14-16T in gold (with some broader estimates going higher depending on methodology). But here’s what most people miss: not all of that is monetary. Real estate has utility, and a large portion of gold is jewelry. The real competition is for the monetary premium. Bitcoin introduces something new: fixed supply, no maintenance, no counterparty risk, fully portable and verifiable. Capital flows to the best store of value. Even a small shift is massive just a fraction of real estate’s monetary premium and a slice of gold’s demand pushes Bitcoin into multi-trillion territory. You don’t need 50% of everything, just steady erosion of their monetary role. Gold and real estate weren’t the destination they were the best options available, until something better showed up.

Today I attended a family member's funeral. The sorrow there was real but also the unity. I made a post to support someone who show me just support. Scrolling through the comment afterward felt heavier in a different way. Not from loss, but from witnessing so much bitterness, endless criticism, and pure negativity. It made me pause and wonder: what kind of life leads someone to live like that? They do nothing but criticize, complain, and take. They build nothing, create nothing, and add no weight to the world. I feel genuine pity for that kind of existence. It must be exhausting and empty. But pity is where it ends - they won't steal my energy or pull me into that void. Keep your distance from chronic takers and complainers. Guard your peace, surround yourself with those who build and uplift. Life is too short (and too precious) for anything else.
