Let me explain exactly why every new subdivision in America looks like the top photo, because the math is wild. A mature tree increases a home's value by 7 to 19 percent. On a $400,000 house, that's $28,000 to $76,000. A single shade tree produces the cooling equivalent of ten room-size air conditioners running 20 hours a day. One tree on the west side of a house cuts energy bills by 12 percent within 15 years. The bottom photo is worth more, costs less to live in, and sells faster. This has been documented by the University of Washington, Clemson, Michigan State, and the USDA. The data is not in dispute. Removing those trees saves the builder roughly $5,000 per lot. Concrete trucks need twice the dripline radius of every standing tree. Utility trenches need flat ground. A bulldozer flattens 200 lots in an afternoon. Preserving trees adds weeks and thousands per home. So the developer pockets $5,000 in savings and the buyer eats $50,000 in lost value for the next two decades. The person making the decision and the person paying for it have never been in the same room. The Woodlands, Texas is the proof of what happens when they are. George Mitchell bought 28,000 acres of Houston timberland in 1974 and preserved 28% as permanent green space. He forced McDonald's to build behind the tree canopy. That McDonald's became one of the highest-volume locations in Texas. The first office building, designed to reflect the surrounding forest so you couldn't see it from the street, leased completely. The Woodlands median home price today: $615,000. Katy, a comparable Houston suburb that clear-cut: $375,000. Named #1 community to live in America two years running. Fifty years of data. The trees are worth more than removing them saves. Developers clear-cut anyway because they sell the house once and leave. You live in it for 30 years.

After years of delays, Tesla plans to begin mass deliveries of the Semi from its Gigafactory in Nevada. According to a recent report by Tigress Financial Partners, the company expects to deliver between 5,000 and 15,000 Semis in 2026, with annual production subsequently increasing to 50,000 units.

Together with RDW, we have officially completed the final vehicle testing phase for Full Self-Driving (Supervised) and have submitted all documentation required for the UN R-171 approval + Article 39 exemptions. The RDW team is now reviewing the documentation and test results package internally. They have communicated the expected approval for Netherlands date of 4/10, shifting from 3/20 previously and we look forward to successful completion of this cooperation.  Following the Netherlands’ approval, European countries will be able to recognize this approval nationally. We are anticipating a possible EU-wide approval during the summer. Over the past 18 months, this approval has involved a series of intense documentation, development, testing, research & audits. Including but certainly not limited to: – 1,600,000+ km of FSD (Supervised) testing on EU roads – 13,000+ customer sales ride-alongs – 4,500+ track test scenario executions – Thousands of pages of written documentation for 400+ compliance requirements – Dozens of research studies into safety performance/results We're extremely proud of the work conducted with the RDW team up until this point. We very much look forward to the approval in April, and sharing FSD (Supervised) with our patient EU customers!

Am I wrong in thinking this way? As we head into the second quarter of 2026, we see more and more news being released for what’s coming. It’s making me more bullish than I already am. The infrastructure is in place, the map is figured out and they are taking action. What’s left is execution on their part. Getting timelines in order. This company is becoming more and more efficient as we speak. The worldwide supply chain is getting more robust. Their flywheel is working perfectly. The doubters are out in full force saying they’ll never live up to the hype but in my opinion, that couldn’t be further from the truth. The future is here. If you’re not first you’re last. You must be wondering what the hell I am even talking about? Well you’d be surprised, it’s $TSLA. We are surely off to a rough start here in 2026 but I think the company is performing better than then ever. Robotaxi service has launched and we are about to see the scale of this business take off. Cybercab is being produced on the new line at Giga Texas. Cortex 2 is being built. Giga Nevada is about to release the semi here over the next couple months. Giga Houston will be coming online shortly. FSD is now subscription only. Tesla is now back in the solar game and Giga New York is about to be cranking them out. Elon announced Tesla will be building a terafab. Optimus factory at Giga Texas is in the works. The dry electrode has been solved. The lithium refinery in Texas is running. Tesla supercharging is growing very fast. Tesla energy has quite literally unlimited demand as AI scales. SpaceX IPO and a possible merger between both companies. Tesla semi and Robotaxi to Germany potentially! $44 billion of cash in hand. Margins are increasing as efficiency increases and as demand grows. The stock is at $380 per share I think it’s a steal deal. I think the next 5 years is going to freaking insane. I’m buying on every dip.

It’s less stressful because you’re not really having to engage the clutch and the stick shift." "Truckers who drove it in pilot tests say they loved features including a centered driving position, faster charging and longer range for about $100,000 less than other battery-electric trucks. Angel Rodriguez, a 56-year-old truck driver for Hight Logistics in Long Beach, Calif., recently swapped out a 13-gear diesel truck for a Tesla Semi, which is automatic, for a one-month pilot test. “It’s just easier on your body. It’s less stressful because you’re not really having to engage the clutch and the stick shift.” Big F Transport employs five mechanics to service more than 40 diesel-powered rigs and a fleet of trailer chassis in Wilmington, Calif. “If we go all EV we will only need one [mechanic] to service chassis,” said Geovanny Melendez, the carrier’s VP of operations, who went to see the Semi earlier this month at a ride-and-drive event near the Port of Long Beach. Jennie Abarca, co-founder and CEO of King Fio Trucking in Long Beach, Calif., once worked as a truck dispatcher and her husband is a truck driver, so she knows all too well the toll a diesel engine takes on people’s lungs and hearing. She eventually wants to swap out King Fio’s 27 diesel trucks to create an all-electric fleet. King Fio already has 11 battery-electric trucks from Volvo and Nikola. But the company limits those trucks to shorter trips to and from local ports because they only have a range of about 225 miles. The Semi, by contrast, can travel 500 miles on a single charge, according to Tesla. For King Fio that means two or three round-trips a day from Long Beach to warehouses in the nearby Inland Empire or a single round-trip to Las Vegas. She has 20 Semis on order. “The Teslas change everything,” Abarca said. “It opens up a whole different type of delivery that I can make.”
