(Tarps on the roof, overgrown yard, etc.) -- Grab the Google Console Satellite image API (Super cheap and pay per use). It updates every 6-24 months and is about 70% accurate to real time. Nearmaps is real-time but more expensive. It'll run you about half a penny per property if you do it right. It works for commercial assets as well. Spending $10,000 / month with a lean team to bring in $70,000 / month. When you do real estate marketing right: Every $20,000 spent should bring back $80,000 - $100,000. When you get REALLY good at sales, that can become a 7-10x ROAS. Here's how to set up the ideal marketing stack in a real estate business if you want to do more off-market deals: -- Outbound: Outbound marketing is the ultimate litmus test of your ability to close. Get to a 3x ROAS minimum with outbound marketing before you add an inbound channel. It's low cost, high margin of error, and gives you unlimited at-bats. Cold calling done compliantly works wonders. SMS is almost impossible to do compliantly. Pull good data, stack your lists, and use a reputable skip-tracing source. Your cost per lead on outbound should never be more than $35 / lead. -- Inbound: Once you have an outbound channel producing $50,000+ / month at a 3x+ ROAS, you can add inbound. Targeted direct mail -- mail all your super niche lists and focus there first. Mail monthly for 6 months before you give up on mail. Then you can add FB ads -- you get a diminishing return after about $4,000 / month on spend in most markets, but it's a good channel when done right. Then, once you get those stable, you can add PPC. You can spend upwards of $500 / lead on this channel, so you're sales process & other channels have to be dialed in first. Bonus: You should always be running SEO for your real estate business. Claude can literally do it for you to some degree.

Cut overhead by 80%, and only using AI lists for marketing. The notion in real estate for a long time was that a 3x return on ad spend was considered amazing. Spend $20,000 & get $60,000 back. Spend $50,000 and get $150,000 back. Since I've been in the business, that's what has been considered success in marketing. But then you add in overhead, commissions, & lumpy revenue, and 3x ROAS becomes barely surviving. I had a long meeting yesterday with a client of ours who cut his monthly marketing budget from $30,000 to $8,000 -- and lead-flow remained the same while revenue & profit went up. Here's how: -- Focus on better leads. Instead of marketing to the whole county, he built a scraping function to pull hot leads from the county every day. -- Low-cost cold calling. He's spending $4.50 / hour on cold callers, even though they aren't perfect; he has a cold calling army now instead of 1-2 at triple the price. -- Triage: To handle more volume of low-cost leads, instead of blitzing PPC, he brought in a full-time lead manager. Running a lean model can be frustrating at first, but he's a seasoned operator who now just has to make $12,000 /month to cover his overhead. Everything from there is profit to him.

The way NFL Insiders are handling A.J. Brown, feels like the way they handled Vrabel to the Pats last January. Feels inevitable. Does an insider get something wrong sometimes? Yes. But, it's nearly unfathomable almost every single one has it wrong. If so, major egg on their face. The way it's being discussed makes you wonder if PHI/NE have the framework agreed upon and are just waiting for 6/1.

I agree with most of that…at the end of the day..should he be traded likey yes..he basically quit on us …didn’t run routes fully…while still getting paid top of the market…most of Philly is tired of his antics…but he’s still valuable…can’t give him away gotta be worth it…We do think D.Smith is ready for Wr 1 work..we shall see

I understand he's been upset. A lot, LOL. But, they seemingly haven't been taking calls on him until this offseason. His representation has been doing "recon." There are different levels to relationships and I think their relationship has bumped a level over the last 6 months. The DJ Moore trade might slightly impact the price, but I don't think it's as dramatic as others. When you make deals, you don't just look at the last deal or a singular deal. You look at deals across time. It's not like a contract. I've given more than enough thoughts on what I think is fair value for Brown. Furthermore, my tweet wasn't even about Brown & the Pats. It's about Brown & Philly. I think they're VERY close to the point of no return, if not there already. Again, maybe I'm completely wrong.

I could be totally wrong, but I just don't know how Philly can move forward with Brown. All the stuff on the field/sidelines and social media. Brown's reps reportedly doing "recon" on other teams, while you've entertained offers for him the last 2-3 weeks.

I'm done with the cap hit. I've discussed it a bunch. They wouldn't be entertaining offers if they had serious concerns about the cap hit. Also, this isn't really my point. My point is that things have been sour and I'm not sure how that gets better when you're taking calls. It seems like Philly fans are the only people who think everything would be hunky dory if he stays.
