Baby boomers aren't selling homes & why the hell would they? They paid ~$70,000 for a home 25+ years ago, owe $0 & have ~$500k+ of equity. "Downsizing" means they need to buy something for $350k + take on a 6.5% loan. ..Millions won't sell & this will keep inventory low.
