You do know your grandparents home likely had 3 minimum sized bedrooms, 1 bathroom, a single car garage, no appliances, concrete or asphalt floor tile everywhere, no landscaping and a 20 year roof.
The fees and expenses charges to a home builder by school districts and governments are huge and passed on to the consumer.
Your grandparents probably weren't charged for the city street, parks, street lights, flood control and fire hydrants. These were all covered by government agencies which also lowered the final price of a home.
