Homeowners should pay property taxes, because they, for example, uniquely benefit from the existence of the sewers connected to their house. Non-homeowners, presumably, wouldn't mind if the streets were full of shit and piss and derive no benefit from their absence.

My generation had Outward Bound to pull us out of modern society and connect us to a simpler, more organic way of life. Similarly, the next generation may need a program that confiscates their phones and runs them through a series of John Hughes level teen revels.

Everyone seems to idolize the late 1990s. I understand. I do, too, in many ways. In 1996, the average mortgage rate was 7.76%. In 1997, it was 7.57%. We went through a period of low interest rates, but it wasn't normal. That the rates are normal-ish again isn't the problem. (3)

I know that this is an unpopular thing to say, but, whatever other problems there are with our housing market (and there are many, I agree), it was 2021 that was the outlier for interest rates, not now. Interest rates are quite low, historically. (1) x.com/FluentInFinanc…

@damintoell Half a rotisserie chicken with half a bag of 90 second rice, doused in Frank's Red Hot is my go-to lunch. Four minute prep time, all in cost between $3.50 and $5, depending on where I got the chicken ($5 Costco vs $8 at the other local supermarkets).

Notice how the authorities laid out a street network far in advance, and then allowed piecemeal development plot-by-plot. This once-common approach yielded a cohesive street network but also allowed a highly competitive throng of small builders to flourish.
