Governments around the world take a cut of your property gains. Here's what that looks like globally and how to prepare. Taxes are one of the most overlooked costs in real estate investing. And they vary dramatically across global markets. Property Tax (Annual) → USA: 0.5–2.5% of assessed property value per year → UK: Council tax paid by occupiers; no annual property tax for investors → Nigeria: Annual tenement rates and land use charges vary by state → South Africa: Municipal rates based on property value Capital Gains Tax (On Sale) → USA: 0–20% depending on holding period and income bracket → UK: 18–28% for residential property gains → Australia: 50% discount on CGT if held over 12 months → UAE (Dubai): Currently 0% — one reason it attracts global investors → South Africa: 40% of gain included in taxable income Stamp Duty / Transfer Tax Almost every country charges a tax on property transfer ranging from 1% to over 10%. The key insight: After-tax return is the only return that matters. A deal with a 12% gross return that carries a 35% tax rate may underperform a 9% return in a low-tax jurisdiction. Always model the tax before you close the deal. Which country's real estate tax environment do you think is most investor-friendly?

#Ethiopian coffee sees growing demand in #Chinese market Ethiopia is home to more than 6,000 #coffee varieties, and coffee accounts for around 35 percent of the country's foreign exchange earnings. Nebiyu Mohamed Bogale, minister at the Ethiopian Embassy in China, said that China has become an important market for Ethiopian coffee, with demand continuing to grow and the product gradually entering more restaurant and retail channels. He described Ethiopian coffee as one of the most recommended national products, known for its aroma and taste, and its coffee beans are often chosen as gifts. Apart from coffee, his time living in China has also exposed him to a wide range of local products. "When I go to different provinces, I used to buy something that is particular to that region," he said, adding that he often brings back a variety of local products when returning home, including clothing, footwear, and electronics. shoppinginchina.chinaservicesinfo.com/s/202606/09/WS…

Every AI you use was built with African minerals. None of it carries an African name. We are not in the AI race. We are the fuel being burned in it. Coltan. Cobalt. Lithium. Copper. Before intelligence reaches the cloud, something first comes from the ground. Congo supplies around 70% of the world’s mined cobalt. African minerals sit deep inside the global technology chain powering the digital age. And what did Africa get? Not the chips. Not the data centers. Not the models. Not the platforms. We got the hole in the ground. America has GPT, Gemini, Claude, Llama and Grok. China has DeepSeek, Qwen, Ernie and Kimi. France has Mistral. The UAE has Falcon and Jais. Every serious player planted a flag. Africa has none. Not one frontier model carrying our name, our languages, our worldview. That is the problem. Not another chatbot wrapper. Not another tool renting intelligence from someone else’s API. A real African AI ecosystem. Built on African languages, African knowledge, African economies and African realities. The talent exists. Nairobi. Lagos. Kigali. Cairo. Cape Town. The data exists. 1.4 billion people. Thousands of languages. Centuries of knowledge still not digitized. What is missing is not capacity. It is the decision. Africa cannot keep supplying the raw materials for the future, then wait in line to buy the future back. The AI race will not pause for us. So the question is not whether we can. It is whether we will.

𝐀 𝐃𝐢𝐩𝐥𝐨𝐦𝐚𝐭𝐢𝐜 𝐌𝐨𝐦𝐞𝐧𝐭 𝐒𝐨𝐦𝐚𝐥𝐢𝐥𝐚𝐧𝐝 𝐇𝐚𝐬 𝐖𝐚𝐢𝐭𝐞𝐝 𝟑𝟓 𝐘𝐞𝐚𝐫𝐬 𝐅𝐨𝐫 Looking at the international attention and reactions to President Irro’s visit to Israel, it is clear that this visit has given Somaliland new diplomatic leverage. For a nation that has been seeking recognition for more than 35 years, such attention matters. This visit helps bring the Somaliland cause to international tables, strengthens our national interest, and shows that Somaliland can be a reliable strategic partner. Any diplomatic engagement that strengthens Somaliland’s international position, brings development to our people, and opens new doors for cooperation should be welcomed. THIS MAY EXPLAIN WHY CLAUDE FABLE 5 WAS SHUT DOWN Critics argue AI is heading toward a future controlled by a handful of companies, regulators, and data centers. That's exactly why decentralized AI exists. The same way Bitcoin challenged centralized money, decentralized AI aims to challenge centralized intelligence. The next AI war may be on-chain. ⚡

The “Somaliland” Paradox: When Photos Reveal What Data Cannot Less than twenty-four hours separate these two photos. In the first, Somali President Hassan Sheikh Mahmoud affirms the depth of the strategic partnership with Turkey 🇹🇷, sending a clear message that Mogadishu has chosen to strengthen its sovereignty through established regional alliances. In the second, Abdurrahman Siro leaves Tel Aviv announcing what he described as a “state visit,” boasting that “Israel was the first to respond.” This is not merely a coincidence in timing, but an expression of two contradictory paths: one that builds legitimacy through the state, alliances, and shared interests, and another that seeks recognition through gateways that lack the capacity to grant legitimacy to others in the first place. While Mogadishu has strengthened its regional position and expanded its strategic scope, Hargeisa has found itself facing increasing isolation, which has driven it to gamble on the occupation card in the hope of breaking its political deadlock. 1/2
