@WillColeman31 Thanks for the post. What do you charge borrowers? How do advertise so that you have an abundance of deal flow?

People have asked me recently if I think they should start a Hard Money Lending Business which inspired me to put my response into writing. Here is a summary of my thoughts: • We expect to earn a a total of 16-18% on the capital we raise. We pay our investors 10%, so the spread we earn is 6-8%. If we have $8MM raised our revenue would approx. $560k. • Our OpEx ratio is about 35% so our net income from that $560k would be about $364k. • Our main expense is Payroll. We currently have 3 Loan Officers who handles all borrower communication and Underwriting. We also have a transaction coordinator who closes the loan with the title company and handles all administrative work. • The biggest bottleneck we have currently is our access to capital. There still seems to be a strong demand for hard money loans. We have more deals than dollars at the moment. • The biggest time suck of this business is the Underwriting, Operations, and Servicing. • You can outsource most of the servicing and some of the operations but I think Underwriting is difficult to outsource. It is important to truly understand the quality of your loans. In summary, if you are willing to commit the time and effort to build a machine that can raise capital, service the loans, and properly underwrite the loans than I think this a great business. Another question worth asking yourself is, do you want this to be a side gig that makes a few $100k a year or do you want to scale this to be a larger business. Because, that will greatly impact how you structure the business on the front end.

@DOGE @DOGE_USDA @DOGE_SSA I would strongly suggest you have a website that has a running tracker of savings (amount and programs)….it would also be helpful to post the names of the secretary for each department the last twenty years…so we can see who was in charge….

@DOGE can you please make paying taxes easier. Last year I spent $850 to file my personal income taxes. W2 earners like myself are getting a raw deal paying a ton in taxes, while Business owners have loopholes. I dlove to see zero income tax and instead have a Fair Tax.

@realdogenews all tax credits should only given to people who paid taxes. We cannot keep giving money to people who didn’t pay taxes, especially for kids they can’t afford. Let’s stop the fatherless generation and encourage marriage with policies.

@realdogenews we must stop giving poor people an incentive to have kids they can’t afford. Child tax credits need to stop. Also anyone receiving government assistance must have a work requirement and cannot go beyond two years. Our policy discourages marriage, that is wrong.

@realdogenews please do away with the tax brackets…they are so unfair to W2 workers. Instead let’s have a national sales tax of 8 or 9%. To protect the poor, every American gets $1000 prebate for sales tax. A national sales tax would also make illegal aliens pay tax.

@realdogenews Don’t be ridiculous…as a conservative I’m supportive of the second amendment, but there is nothing wrong with having common sense around gun safety…..

The 2nd Amendment clearly states: Shall not be infringed. Every single gun law is unconstitutional. We want to completely abolish the ATF for good. Should we name Kyle Rittenhouse ATF director on the last day so he can have the honor of shutting it down?

No foreign country should be allowed to own land in the United States, but they do. Should we audit & report exactly how much US land China currently owns?

@realdogenews Department of Education, Justice Department, somehow balance out employees that are dems and republicans so that dems are controlling everything in DC. 92% of DC goes for the Democrat candidate for the presidential election- that is all you need to know….drain that swamp.
