We're gearing up for a major milestone at HOME3.
🔸 HOME3 2.0 launching this month
Our next big release is almost here. HOME3 2.0 brings significant improvements and marks an important shift, as it will be a product we can actively sell without requiring regulatory approvals.
This allows us to accelerate growth while continuing to build our flagship tokenization platform, PROP3, which remains in development. Once 2.0 is live, our focus will shift back toward pushing PROP3 forward.
🔸 Investor interest
We're currently in positive discussions and negotiations with multiple investors. While nothing is finalized yet and details remain confidential for now, we're optimistic and hope to share concrete updates soon.
🔸 Integra testnet invitation
We've officially been invited to join the Integra testnet. Our goal is to have a live property demo ready for their launch - more details on this coming in the next couple of weeks.

We benchmarked Home3 against Zillow, Redfin, Trulia, Realtorcom, and Homescom, then went to work closing every gap. Here's where we're at:
🔸 Natural language search
You'll be able to type things like "3BR under $500K in Austin with a pool" directly into the search bar and the AI will parse it into filters automatically. No menus needed.
🔸 Saved search alerts + price drop notifications
Save any search and get notified when new matching listings appear. If a property you've favorited drops in price or changes status, you'll get a push notification with the details.
🔸 Homeowner dashboard
Track your home's value over time, calculate your equity, and see local market trends, all in one screen.
🔸 Enhanced maps
Custom color-coded markers by price range, and a draw-to-search tool that lets you draw a shape on the map and search only within that area.
🔸 Richer property details
Every listing will show climate and environmental risk scores, price and tax history charts, local market trends, a market competitiveness score, and an offer strength estimator.
🔸 Side-by-side property comparison
Select saved properties and compare them across price, size, year built, and more with best values highlighted automatically.
🔸 Down payment assistance finder
Browse 30+ real DPA programs filtered by your state, price, income, and buyer type. Accessible from any property listing.
🔸 Property collections + sharing
Organize saved properties into named collections and share them with your partner, agent, or anyone else via email.
🔸 Voice AI calling (in progress)
We're building real-time voice conversations with the AI realtor using WebRTC. The core architecture is in place and we're working through testing now.
🔸 AI compliance + stability
Added AI disclosure notices, privacy settings, regulatory compliance documentation, and integrated crash reporting for real-time error tracking across the app.
All of this is on top of the AI Realtor system we showed last time - the multi-agent chat, CMA reports, neighborhood analysis, document handling, and transaction management. All still in internal testing, but making good progress.

Home3 App Updates
Here's what we’ve been shipping behind the scenes:
🔸 Full AI agent system audit
Ran the entire AI system through multiple audit cycles and fixed numerous issues. This included crash-causing edge cases, memory leaks, and deliverable cards that were silently blank due to backend, database, app data mismatches. Overall system stability is significantly improved.
🔸CMA reports upgraded
Comparable properties now include price per sqft, year built, days on market, sold date, property type, and match percentage. We also added an average $/sqft summary across all comps for clearer valuation insights.
🔸Smarter self-service AI
The AI now pulls property data directly from our APIs instead of asking users for information it can retrieve itself. Less friction, faster responses.
🔸Demographics data fixed
Corrected inaccurate city population figures. We now pull proper city-level datasets instead of partial results.
🔸Neighborhood analysis fully working
Crime data, demographics, walkability scores, and rental market stats now pull from real data sources with structured fallbacks.
🔸WebSocket streaming implemented
Migrated chat to WebSocket for real-time performance. Persistent connection, auto-reconnect, and mid-stream tool execution are all working.
🔸~23% reduction in AI token costs
Optimized system prompts and removed redundancies. Every AI request is now materially cheaper and more efficient.
We are still ironing out document handling flows, agent tool coordination, and final UI polish.

Home3 App Update - The AI Realtor Is Coming
The Home3 app is getting a massive upgrade. What started as a property search tool with basic AI chat is evolving into a full AI-powered real estate platform, and $HTS holders will get early access to the most powerful features.
We're in the final stages of internal testing and targeting release soon. Here’s what’s coming.
🤖 AI That Actually Helps You Buy a Home
Home3 will feature two AI modes:
🔸 Scout AI will be available to everyone. It helps you search for properties, explore neighborhoods, calculate mortgage payments, and get quick market insights, all through natural conversation. Ask it anything about a property and it pulls real data, not generic answers.
🔸 The AI Realtor is where things get serious. This is a multi-agent system with four specialized AI agents, each trained for a different part of the home buying process. One handles property deep-dives and comparative market analysis. Another drafts offers and manages documents. A third tracks your transaction from offer to closing. They hand off to each other automatically based on what you need.
The Realtor will be able to:

🔸 Draft and refine purchase offers
🔸 Analyze disclosures, inspections, and contracts
🔸 Track transaction milestones from offer to close
🔸 Handles complex correspondence with realtors/agents to schedule and book tours/appointments around your availability

🔸 Pull demographics, crime stats, and rent estimates for any neighborhood
🔸 Every conversation streams in real-time, and the AI remembers your full conversation history - pick up right where you left off.
High Effort AI, available exclusively on the Agent tier, will use our most powerful model for complex analysis. Think multi-property comparisons, detailed investment scenarios, and nuanced contract review. You'll be able to toggle it on per-conversation when you need the extra depth.
All AI features include Fair Housing Act compliance and legal boundary guardrails built into every response.
🌟 Three Tiers, Built Around How You Use the App
🔸 Scout (Free) - 1,000 credits per month, property search, basic AI chat, and market analysis. No account needed to start, just verify your email to unlock monthly credits.
🔸 Buyer ($9.99/mo) - 15,000 monthly credits, 10% AI cost discount, and full access to the AI Realtor with all specialized agents and tools. Up to 3 active transactions.
🔸 Agent ($29.99/mo) - 40,000 monthly credits, 25% AI cost discount, everything in Buyer plus High Effort AI, up to 10 active transactions, and priority processing.
Credits power every AI interaction. Basic tasks like a quick property question cost just a few credits. Deep analysis like a full CMA report costs more. You'll always see exactly what each call costs.
Credit top-up packs will give bonus credits on larger purchases, up to 25% extra on our biggest pack. Subscriptions separately reduce your per-call AI cost by 10-25%, so subscribers get more out of every credit.

Token-gated access gives you everything a paid subscriber gets: full Realtor agent access, AI cost discounts, and increased transaction limits. The only difference is that monthly credit grants come with paid subscriptions - token holders can top up with credit packs at any time.
👍 Built for Reliability
Home3's backend has been rebuilt from the ground up on Google Cloud Platform. The API auto-scales to handle demand, all sensitive credentials are managed server-side (your device never touches API keys), and the system is designed to degrade gracefully so if any external service goes down, the rest of the app keeps working.
🤝 Built for Trust
Every AI conversation in Home3 will run through Fair Housing Act compliance guardrails and legal boundary rules. Payments will be processed through Stripe with industry-standard security. And the entire codebase is built with clean, modular architecture so as we ship new features, the foundation stays solid.
🗓️ What's Next
We're moving into our final phases of internal testing and working toward a public release. Here's what's on the roadmap beyond launch:

Web Summit Qatar - Post-Event Update
🔸 Opening Night
Qatar announced a QAR 2B investment into the startup ecosystem, unlocking new opportunities that we'll actively be exploring as we scale Prop3 and the wider Home3 ecosystem.
🔸 Pitching & Investor Meetings
On pitching day, we met with two Qatar-based VCs - Rasmal Ventures and Builders VC - and have already followed up to continue discussions.
🔸 Strategic Partnerships
We have also connected with a major Qatari real-estate developer and identified potential partners that could help us optimize and reduce operational fees across the platform.
🔸 Regulatory & Expansion Progress (Days 2–3)
We officially submitted our MENA branch application via the Qatar Financial Centre (QFC) and met with the Fund of Funds team under the Qatar Investment Authority, who expressed interest in supporting us as a Qatar-based startup.
Our QFC registration also comes with a 3-year waiver on costs and taxes, a major boost as we expand in the region.
🔸 Ecosystem & VC Networking
We attended an exclusive VC-only event, building valuable connections across Qatar and the US that will support both fundraising and long-term growth.
🔸 Big Picture
Overall, this was a very successful Web Summit for the team. We can confirm that investment agreements are now in place (amounts to be disclosed soon).

Regulatory Progress
Our MENA team met with the Qatar Central Bank (QCB) this week as part of our Sandbox application process, where we presented the Prop3 solution and overall platform vision. We've been asked to provide further details and clarifications around our business model and operational framework as the next step.
QFTH Milestone
We're proud to share that we've officially received our Certificate of Program Completion after successfully completing the QFTH Wave 7 Fintech Pre-Acceleration Program. The certificate is attached to this post.
Qatar Web Summit
This Sunday, February 1st, our MENA team will be attending the Qatar Web Summit, where we'll be exhibiting at Booth A5-52. If you're attending the summit, make sure to stop by our booth and say hi to the team. Prop3 will also be pitching on Monday, February 2nd.

Here are the latest updates from the Home3 team:
🔸 Tokenization Progress
We're wrapping up token metadata formatting for the Prop3 platform and actively minting our first property tokens for internal testing.
🔸 Platform Stability & Infrastructure
Fixed a large batch of bugs, got most pages fully functional, finalized metadata forms, initial SPV references, and set up IPFS hosting for token data.
🔸 Property Onboarding Flow
Attached is a preview of our tokenization wizard, a key part of the property onboarding process we're refining end-to-end.
🔸 Internal Testing Phase
The platform is now in internal testing, with the team actively testing all components and collecting feedback for further improvements.
🔸 MENA & Qatar Updates
Our MENA team has meetings in Qatar this week, including a session with QCB ahead of the Sandbox phase, and preparations for the Qatar Web Summit are progressing well.

Home3 Development Update
Internal Testing Underway
Prop3 has entered its first internal testing phase. The team can now log into the platform admin panel to review existing functionality and identify additional features needed for effective monitoring and platform management.
First Properties & Onboarding Simulation
Today, we're working on minting our first test properties and setting up IPO / initial seller wallets, simulating the full onboarding flow with a property owner.
Regulatory Progress with QCB
On the regulatory front, QCB has responded and we have an initial meeting scheduled for next week to walk through our business solution and product in more detail.

Prop3 Development Update
We're continuing to refine the backend admin panel, adding new screens and strengthening how permissions and controls are handled across the platform.
As part of our QCB Sandbox requirements, we're introducing tiered admin roles to meet regulatory and compliance standards. High-level Prop3 admins will be able to mint properties, with multi-admin approval flows to reduce the risk of fraud or abuse.
We're also building regulatory-level, read-only accounts, along with staff-level access for monitoring and support without exposure to sensitive information.
These controls are critical for Sandbox participation and long-term regulated deployment.

Sandbox Milestone Update
Yesterday we reached a major milestone for Prop3: our regulatory Sandbox application has been officially submitted.
The review process typically takes around one month.
Throughout this phase, the QFTH team will be actively supporting us in following up and progressing toward approval. Entry into the QCB Sandbox allows us to formally test Prop3 in a protected, regulated environment ahead of full licensing.
Our next regulatory step will be applying to the QFC Digital Assets Lab, paving the way toward securing our tokenization license.
Another key milestone is approaching quickly - Web Summit Qatar is now less than three weeks away, where we'll be showcasing our progress and engaging with the wider ecosystem.

x402 Protocol Integration Planning
We've started planning the integration of x402 into the HOME3 ecosystem.
This will help us manage AI-related usage and charging within the app, ensuring our AI agents remain sustainable as functionality expands.
Querying AI agents may require spending $HTS or supported stablecoins, creating additional on-platform utility for $HTS while enabling a scalable, fair usage model.
Prop3 AI Research Tools
We also intend to introduce AI / Scout into Prop3 to assist users with researching listed properties.
This is designed to help users better evaluate opportunities and make more informed investment decisions, supported by appropriate legal disclaimers and compliance considerations.

HOME3 Ecosystem Rebrand - Looking Ahead
As we continue building and expanding our product suite, we're rolling out a strategic rebrand across the entire HOME3 ecosystem.
This includes an updated HOME3 identity alongside individual product brands - Prop3 (currently in development), and future platforms Loan3 and Land3, designed to better reflect the scope of what we're building long term.
This rebrand does not impact the $HTS token in any way - no relaunches, no changes.
It's a brand and architecture evolution to align with a growing, modular ecosystem built for the future.

Prop3 App Development Update
We're making steady progress on the core transaction layer of Prop3. Stripe integration is underway, laying the foundation for compliant fiat on- and off-ramps within the app.
Once this phase is complete, we'll move into devnet setup and begin fleshing out the full onboarding flow, from bringing new properties onto the platform, minting property NFTs, and preparing primary listings and IPO-style launches.
We're building this sequentially based on real user flow. Secondary market functionality (NFT listings and peer-to-peer trading) will follow after the core issuance and onboarding processes are fully in place.
In parallel, we're refining how fiat rails are handled across the platform to meet regulatory requirements, reduce fees, and support a true marketplace architecture. Since every user can effectively become a seller by listing NFTs, the system is being designed differently from a traditional single-merchant platform.
UI and payment logic updates reflecting this marketplace setup will roll out over the coming days as we finalize the structure.

HOME3 Business & Regulatory Progress Update
We continue to make steady progress in establishing HOME3 as a fully operational, real-world business.
With full guidance and support from QFTH, we are now nearing the final stage ahead of our QCB Regulatory Sandbox submission, targeted for 12 January 2026.
Regulatory readiness
Our business plan, product documentation, and overall regulatory structure are being actively coordinated and reviewed as part of the Sandbox preparation process.
This places us in a strong position to proceed toward submission and subsequent regulatory feedback.
Why the Sandbox is important
Entry into the QCB Sandbox provides direct, 1-on-1 engagement with regulators, key stakeholders, and decision-makers across the local fintech ecosystem.
Historically, a majority of Sandbox participants graduate and go on to operate as compliant, revenue-generating fintech businesses.
Ecosystem alignment
Each milestone achieved on the business and regulatory front strengthens the long-term foundation of the HOME3 ecosystem.
This progress is a key component of how $HTS fits into the broader strategy, with real-world business growth designed to ultimately translate into long-term value and support for the token and ecosystem.

We've continued making steady progress on the Prop3 app, with a focus on payments, trading UX, and sandbox readiness.
What we're working on now:
🔸 Finalizing Stripe integration - we're working through the remaining edge cases and are very close to having fiat on/off ramps fully operational in the sandbox environment.
🔸 Refining the order book UI to improve clarity and usability.
Recent improvements:
🔸 Updated depth chart visuals that clearly display buy and sell walls.
🔸 A redesigned order book that is more informative and visually intuitive (currently using static data for UI validation).
🔸 Ongoing work to support localization of funds, allowing users to clearly distinguish between currencies such as QAR, USD, and others.
What's next:
🔸 Once the fiat flow and order book updates are finalized, we'll begin integrating devnet APIs. This will enable actual deposits, buys, sells, and withdrawals within the sandbox environment.
