The decline in planning approvals is presenting a significant challenge for the Government in meeting housing supply targets, with the latest figures showing worrying trends for Q3 2024. Our latest Housing Pipeline Report, reveals that between July and September 2024, only 2,260 sites were approved – a 10% drop from the previous quarter and the lowest quarterly total since HBF began reporting in 2006. Further analysis shows that: ➡️ The rolling annual total of approved sites stands at just 10,180, another record low. ➡️ The number of units approved in Q3 2024 increased slightly by 2% to 57,356, but still remains 40% below peak levels. ➡️ To meet the Government’s target of 370,000 new homes per year, approvals need to rise by over 150%. Regional disparities add pressure, with significant declines in the North East, Yorkshire & the Humber, and West Midlands, while increases in London remain insufficient. Without urgent government intervention to address planning delays and regional imbalances, housing delivery may lag further.
