I'm interested in "trapped buildings": those that couldn't be built today (because of zoning and code changes) but also can't be substantially modified or demolished (because of historic protection rules). One of those phenomena that really makes one wonder what exactly we're trying to do. Has anyone ever estimated what fraction of buildings in major cities fall into this category? When I asked Claude about San Francisco, it concluded: "If forced to give a single number with a single confidence rating: roughly 100,000 buildings — about two-thirds of San Francisco's physical structures — sit in the trap as a practical matter. Confidence: moderate. The number could be 70,000 or 130,000 depending on how strictly you operationalize "can't be substantially modified.""

[some quick news]: After 3 of my favorite years at Pelion, it’s time for me to run at a new challenge. I’m incredibly grateful to my partners and lifelong friends for the opportunity to join Pelion after Divvy was acquired. It’s a special firm, and I’m excited to stay close with everyone. I’m equally grateful to every founder with whom I’ve had the privilege to partner. The best part of this job is picking your friends and doing everything you can to help them win. Another thing I’ve learned over the last 3 years: I love this job. I truly believe it’s the best job on earth. It’s what I’m meant to do. A top-rated public school across the street from me is being closed and sold. Private schools are restricted from buying it. Developers are allowed. So instead of preserving the school as a school, we’ll get another real estate deal. Selling out the future to protect the politics of the teachers’ unions.

We've already helped pass landmark legislation in Florida this session. SB182 creates a common-sense pathway for new, small schools to open in existing facilities without prohibitive capex investments. An excellent WSJ piece on the bill: wsj.com/opinion/florid…
