@BocageOnline In Germany you can get 100% loan from bank, so you only have to pay for the closing cost (roughly 10% of property cost depending on the state). You can reduce your total income with yearly loan interest, property depreciation, maintenance cost and renovation cost etc.

@BocageOnline When you earn high income esp. in Germany, investing in real estate can bring down your taxable income considerably which means you would pay way less tax than ideally you should and you can sell your investment tax free after 10 years if you rent it out for the whole period.

This is one of the most exciting features of the app:
the scrapbook editor.
Most travel photos end up buried in a camera roll, never to be seen again.
Not because they don’t matter.
Because a camera roll is great at storing moments.
It’s terrible at telling stories.
So instead of building another photo gallery, I built a scrapbook editor.
Drag photos around, layer them, add notes, stickers, stamps, paperclips, and little moments behind the memories.
The goal isn’t to organize photos.
It’s to create something worth revisiting years later.
Because photos capture moments. Stories preserve them.
Far from finished feature. But a glimpse of what it is possible rn. Stay tuned for more.
