Q1 2009: ~800,000 foreclosure filings. During the housing crisis. Q1 2026: ~119,000. About one-seventh. 2008 was driven by loan quality. Subprime, low equity, lending collapsed. 2026 is different. The stress is real. It’s no longer about the loan. What changed: housing exposure is no longer just “own the house or watch.” Parcl is building the layer that makes housing exposure tradable.
