If that’s the case you have many routes you can go.
Just remember in RE the ways to make money are:
1. Final deals
2. Be the operator
3. Have the money
If you have the network, you need to match them with as many as those 3 as you can.
Giving them deals.
Matching capital.
Being an operator.
All one form of connecting dots. With a network like that I’d test a few things to make sure they’re good to go, then present to them at once and give them different things to choose from.
This is a money printer opportunity if done right and if you can pull through.
Last thing you want is to strikeout in the beginning.
Hit a couple doubles with them and buy more trust and opportunity.

@N8RealEstate I’d go with option two if the borrower is incompetent enough to accept. Have you ran a title check down to ensure there are no 2nds?

Working a distressed debt situation right now. Borrower is delinquent on a hard money loan and has extended twice.
Note: $100k
Appraised value: $240k ( I don't think it is worth that much)
I have 2 options:
1) Get a partner experienced in buying notes, buy the note and foreclose myself
2) Go to the borrower and try to buy it off of him for $5-10k over what he owes, then immediately resell
Which is my better option?

@asstmngement That's right, he signed the release they sent them which is insane.

@jandreini1 It has been over a year since we had one, so I’m unsure. It really is a function of the lender, not the borrower. Just might need some affidavits from the lender, etc. Borrower can fight all he wants. How will he prove the funds were intended to payoff the loan? He can’t

@asstmngement Did require the borrower to consent / sign anything? Problem is borrower is claiming note is paid off and disputing the existence of a note.

Created a thingamabob where I upload a text file (ctrl+c -> ctrl+v off of realtor dot com)
It pulls all names and phone numbers puts them into spreadsheet so I can send text blast....
This is a good dispo strategy for those who don't know
