Data centers under construction are up+29% YoY, to a record $45.1 billion.
Meanwhile, the value of offices under construction are down -13%, to $43.5 billion, the lowest since October 2015.
Since November 2022, when ChatGPT was launched, data center construction is up +228%.
Over that same period, office construction is down -38%.

Also, a lot of uncertainty now. Employees are leaving jobs at historically low rates. AI is automating tasks. Really no pressure to increase salaries.

What’s crazy to me is how blindsided people always are by the other shoe dropping.
The biggest sign that layoffs are about to happen is 2-4 years ago people bragging about how much people were getting paid.
2021: industry brags about comp -> 2022: layoffs begin
2025: meta brags about AI salaries -> 2026: layoffs begin
2006: people brag about $ in real estate -> GFC happens
The minute the money gets crazy, the time starts for somebody losing their job.

A lot of people are learning the hard way: You weren't underpaid at your last job. You were overpaid during ZIRP. During the ZIRP era of 2020-2022, you could spell the word "javascript" and land yourself a 50% raise. The ZIRP job market was an anomaly, and a lot of people are finding out their comp was probably inflated.
