If you are the junior on a deal that was won by a senior, here are some ways to make sure the senior doesn’t resent you at closing. 1. Respond to every email first, even if the answer is “I’ll get right back to you” 2. When the senior says “we” they actually mean you. “We should do an updated market report”. “We should double check the leases. We=your task list. 3. Kick it up a notch. For every marketing piece or effort think how can I make this 20% better? Then do that. Set up the deal room with all DD ahead of time? Create a customized aerial that shows the area better? Get the most epic property photos? Abstract every lease into an excel file with an index tab of exclusives and cotenancy? Make it happen. Remember. You were invited on to a deal you did not win. It’s time to suck up and be teacher’s pet.

NotebookLM for the win... uploaded 8 monthly reports for a 50 unit apartment building Clicked audio overview two AI hosts opened with: "there is an empty utility closet in unit 142 that is costing you more money and liability than your three vacant units combined" they cross referenced the rent roll with the occupancy report, connected maintenance spend to budget variance, flagged a wave of lease expirations, and broke down exactly where revenue was leaking property managers/owners... listen to this on your way into the office next time...

@JakehellerAI Recruiting got 5x harder because of AI. Applicants can apply at scale. And companies can post jobs at scale. Applicants reading off scripts in interviews. Finding the good people is hard as hell and will not get easier.

The AI bubble will pop: Electricity will 2x in cost again over the next 24 months. AI companies will need to 5x prices to break even. Companies who depend on AI will see costs 5x and will be screwed. Users will vanish. Market will plummet.
