@PunkyCovfefe I've never been able to get a loan without at least 20% down in equity or cash. Other than income tax and SS, bank loans are the biggest scam out there.

Why does everyone think they need 20% down? Clearly this person hasn't talked to a mortgage banker/broker. You only need something around 3% for a down payment. That's how we first bought a home.

My boomer uncle told me to just buy a house and stop renting. I make $58,000 a year. The cheapest house in my city is $380,000. I’d need $76,000 for a 20% down payment. I save $400 a month when everything goes right. That’s 15 years of perfect months just to get to the front door. No car repairs. No medical bills. No emergencies. No life. Just saving. He bought his first house at 29 with 3 months of salary. Then told me I need better priorities.

Today would've been my Mom's birthday. She was killed by a drunk driver when I was 9-months old. She loved roses, from what I have seen and been told. Although I never knew her, and have no memories of her, I honor her memory with these roses at my home! Happy Birthday Mom! ❤️ 🌹🥀
