The housing market has never looked like this before. In February 2026, there were approximately 630,000 more home sellers than buyers, which is the largest gap we've recorded since Redfin started tracking this data in 2013. That's a 46.3% seller surplus, up from 29.8% just a year ago. Buyers are pulling back fast. The estimated buyer pool fell to 1.36 million in February, down 2.4% from January alone. Meanwhile, the number of sellers barely budged. High mortgage rates, elevated prices, and economic uncertainty are keeping would-be buyers hesitating. Homebuyers now have more leverage to negotiate better prices in most of the country. Markets where sellers outnumber buyers by more than 10% (what we classify as buyer's markets) are seeing home price growth of just 0.3% year-over-year. Compare that to 2.2% in seller's markets. The most buyer-friendly markets right now: → Miami (+163% seller surplus) → Nashville (+120%) → Austin (+112%) Southern metros are leading this shift due largely to pandemic surges in new construction. Meanwhile, the Northeast, which has been constrained by limited building, remain seller's markets. Newark, NJ and Montgomery County, PA are among the tightest markets in the country. After much reflection, I have decided to resign from my position as Director of the National Counterterrorism Center, effective today. I cannot in good conscience support the ongoing war in Iran. Iran posed no imminent threat to our nation, and it is clear that we started this war due to pressure from Israel and its powerful American lobby. It has been an honor serving under @POTUS and @DNIGabbard and leading the professionals at NCTC. May God bless America.

For Mahmoud Khalil, this past year has been marked by profound hardship—and by profound courage. A year ago, Mahmoud was walking home through our city after sharing an iftar with his wife Noor when he was detained by federal agents, flown to Louisiana, and then held in an ICE facility for months. In that time, he was forced to miss the birth of his first child. All of this for exercising his First Amendment rights in protesting the ongoing genocide in Palestine. And yet, even in the face of that cruelty, there has also been beauty. New Yorkers raising their voices in solidarity. A city refusing to look away. Mahmoud won his freedom, and a father was finally reunited with his child. Last night, as we marked the one year anniversary of his detention, Rama and I were honored to welcome Mahmoud, Noor, and their son Deen to Gracie Mansion to break our fast together. Mahmoud is a New Yorker, and he belongs in New York City.

Since I post most my life online... wins and struggles This morning we got up to go to church I was in the kitchen drinking my morning glass of water. My wife yelled, I need water. So I started filling her a glass Then she screamed, everything is black, I cant see I sprinted to the room, right as I entered she fainted blackout. I caught her. Her body went limp, her eyes rolled back, her mouth opened and life flashed before my eyes. Its a picture I never want to re-live I sprinted for my phone to call 911 when I came back into the room she was awake, but limp. I held her, I prayed over her We landed in the ER for the next 7 hours While we were there a "code white" eta 5 minutes came across the speakers, I watched nurses scrambling. I googled code white - child with life threatening Within 5 minutes I heard the screams of a mother I never want to hear again. Whaling and Weeping. I was supposed to be at church, hands high singing praises to a God for everything good in my life. Now I am in the ER asking God to give me the same strength to sing the same praises Thats when faith becomes real So what happened? We dont know. All tests and blood work came back clear They did give her 2L of liquids and she still hasn't urinated - so possible severe dehydration Her body hasn't recovered from our car accident, she hasn't felt good, low appetite We think it just all caught up with her. Now we battle the fear of it happening again. She doesnt want to be alone, I dont want to leave her. If you are the praying type, pray for us. Pray for a family who lost a child today in the ER Much Love, Shawn

@pitdesi I have United Quest since I travel a lot on United and BofA Elite Rewards (similar to CS Reserve). I wish there was a lower-tier card to use with United Quest to get Priority pass or Quest would just offer Priority pass!

I am not getting the Robinhood Platinum card. My card stack is: Chase Sapphire Reserve (~4-5% on travel/dining) RH Gold (3% on everything else). I also have the United Quest card... if you fly United you should have a United card because you earn more miles even if you don't use the card. Most people who don't want to deal with complexity should skip coupon book cards. I don't hate the complexity and love getting a small win, so getting a little extra from CSR is worth it to me. I recommend the Robinhood Gold card to most people. 3% cash back on everything for a $50 annual fee. Hard to beat. The Coinbase One card gives 4% back in Bitcoin if you hold $200k+ in Coinbase. Good Deal! But I've had the worst customer service experience in history from them so I find it hard to recommend Coinbase for anything. Premium card issuers realized most people never redeem all their perks, so they could keep throwing perks in there that people forget to use, to claim $1000's of value to justify a high annual fee. It's way more profitable than offering high cash back rates, which cost the issuer on every single transaction. Coupon books let them look generous while keeping actual costs low. The RH Plat coupon book actually has things I want and use (Function Health, One Medical, etc). But they are a pain to use, not worth the hassle imo. They nickel and dime you by burying value in the coupon book with stuff that comes in monthly increments instead of giving you straightforward rewards. IMO - simple rewards beat complex perks. Pick a card that pays you on every swipe without making you jump through hoops. But if you enjoy the game then I think a 2 card strategy like mine is good.

When I talk to people about purpose, I try to hone in on: 1. Why am I here? In this time, in this place? 2. What are the skills I've been given? 3. How do I help others beside myself
