Don't know if people have noticed or not... one of the biggest real estate myth just broke here: “Builder pricing = market price” It is not! You’ve heard these pitches everywhere... calls, reels, WhatsApp forwards: “Builder increasing prices soon, you won’t get it cheaper.” “Next phase is launching at higher price, so this will definitely appreciate.” But now? Even the earlier phases isn’t selling at those prices. So this is just a anchor pricing play, used to pull buyers in through FOMO and create a speculative exit for traders/under-writers to keep creating new price benchmarking tops. But like every narrative, it has a shelf life. It works during the upcycle. Then it breaks, once chain start breaking. And I was wrong to believe real estate prices don’t crash like stock markets. Because seeing how builder prices can fall sharply within few months, just as easily as they were pushed up without any real buyer support. As their project launching factory might be their own exchange, but broader market is not. So it's a proof, real market prices don’t follow the narratives. They follow the cycle. Like this builder now seems to doing so, but are they actually finding buyers at this level, or will they have to go even lower?

People who have been in manufacturing for over a decade got carried away by the handover ceremony of parts for HAL Tejas Mk2. We need to understand that composite manufacturing capability already exists within HAL, but NAL-CSIR is engaged to get tooling and processes certified at a vendor for the next stage (manufacturing). It’s like saying that because L&T delivered one pair of wings, only one Tejas Mk1A should be ready. India needs to broaden its understanding and what we’re actually seeing is the emergence of multiple manufacturers for these parts at the prototyping stage itself, and that’s a big win for Indian manufacturing.
