@gooper1927 @bm_summer Assumed valuation date 1st April 2021. Non essential retail was closed. Reopened 12th April. How can a retail unit have a value as at that “snapshot” revaluation date ? Maybe leave Welsh Govt alone, Westminster funded, and have a look at VOA.

@bm_summer Maybe ask the Valuation Office Agengy what business they had valuing a shop on Queen street as having a rateable value of £48,000 when 6 days before the assumed valuation date, my client, advised by me let it at £25k per annum. See where the problem is ?

@bm_summer Welsh government provided 2 years of zero business rates during Covid. Business saving measure for 2 years. England did one, then 25% discount. Welsh councils are skint. Welsh govt is skint. Somethings got to give. The whole business rates system is fundamentally flawed.
